My experience is that most hotel rooms (certainly in the UK) have coffee /and tea making facilities in the room. This was not the case and a little disappointing. We bought a kettle.

Language problem - little knowledge of English
Reception desk _ very limited working hours
It was not a hotel but hostel where you are housed and not attended.
Breakfast service was worst. Packed b'fast being served. No discount for not availing this facility which is offered by most of the hotels.
...
Checking out was in absence of any staff
...
Directions to the property. It was quite away from the station than mentioned on the web site.
No name board of the hotel on display. We had to search for the building number which belonged to Hotel MIAMI and Welcome House was on fourth floor. It is like a hostel and not a Hotel.

We were very impressed with the front staff, especially Susanna who did everything possible to make our stay pleasent.

A taxi wsa arranged to pick us up in Civitavecchia on completion of our cruise on Oct. 30. The arranged price was 130 euros independent of the number of passangers involved. The driver attempted to charge us an additinal 190 euro for two additional passangers as well as requesting 160 euros for the 4 original people. I felt that he was very unreasonable, unlike to driver who took us there on Oct. 16th.

The fact that the address is the same as the Miami Hotel for which directions can easily be found on the internet.

There seemed to have been some confusion about our arrival, as though we weren't expected. When we telephoned, someone came right away and made up our room.

It was confusing, as the outside of the building said MIAMI HOTEL, and we were afraid we were at the wrong place and our taxi driver insisted this was the right address and basically dumped us there. (It was 10 pm on a Friday night) The receptionist at the MIAMI hotel was helpful and told us the Welcome House was on the 4th and 5th floors. Once that was cleared up, we LOVED our room. The frig in our room was stocked with juice for us daily and we were fortunate to have air conditioning (as Rome was ridiculously hot).

The location was ideal, we felt safe venturing out in the evenings and via Nationale has many fine restaurants, shops and historical sites.
...
Unfortunately, the WIFI wasn't working, but the receptionist was willing to let me use her personal computer for my immediate needs.
...
THE LOCATION .... State that it's located IN THE MIAMI HOTEL .... We were a bit unnerved about arriving late at night, our first time in Rome, and being dumped at what was NOT clearly marked as the Welcome House.... In fact, there was no outside indication that we were at the Welcome House.
...
Perfect location ... convenient to everything. Air conditioning was worth it's weight in gold ... would absolutely recommend it to friends.

Sadly, we were surprised about the poor quality of the rooms. Even though they were clean, the wall paper was falling off and some pieces of furniture were falling apart. The beds were horrible, soft and bent.

Additionally, no staff was ever present, except in the check-in. 'Breakfast' was a croissant and coffee made out of concentrated-coffee-capsules. A disappointment!
...
The place is also loud. Although this can be inferred from its location, at least the air conditioning should work well, in order for one to be able to close the windows at night.
...
Poor quality. I would never recommend a friend of mine to stay there.

When you enter the building, Welcome House is to the left and up the lift to Level 5. This is not too clear when you arrive in the entrance of the building and there is another hotel reception there which is a little confusing.
Very happy for the lift with all our suitcases.

We felt very secure as there was a front door key and key to our room. Our triple room was a good size. The bathroom was a little basic but it was good to have in our own room. Breakfast provided included crossiants and bread, tea and coffee.

We had a driver take us directly from the airport to the hotel, which he seemed to find easily. He did not speak English though, and dropped us off at the sidewalk. Never having been in Rome, or Italy for that matter, we were confused that the hotel was not an entire building clearly marked from the street, but rather located on a floor shared by many other tenents, inside a building with no outside indication that the hotel was inside. We were not sure where to go, but the taxi driver pointed to a big dark door so we went in. There was no one around, and we were confused (and worried) until we saw a sign. The signs inside were somewhat helpful, but it could have been more clearly marked.
...
It did not seem as clean and the furniture was more run down than expected. Also, the breakfast was all simple carbs and no protein. Meusli or cheese should be offered, as well as fresh fruit. The in-room refridgerators were very helpful.
...
The front desk was unable to reserve us a cab requiring us to walk (with four kids and luggage!) to the train station. Luckily, it was not too far, but it was HOT.
...
The staff was very helpful and very courteous. Also, we found the location, while not picturesque, convenient and not overrun with tourists. The in-room refrigerator really helped.
...
It was 'OK'. The rooms seemed a bit run down, and we did not like the 'breakfast', but the staff was wonderful (spoke English well and were very helpful), the rooms were air conditioned, and its location made it easy to see the sights or use the train. For the price, it wasn't bad if you did not plan to spend any time at the hotel other than to sleep.

They did not speak any english at all. I do not think they even worked there but were doing a favor for the owner because we arrived on a Sunday. There was no concierge or welcome info available. The few books in the hall were in other languages. They really should have someone at the B&B 24 hrs.
...
I think there should have been more amenities for the price I paid for the room. It would have been nice to have a breakfast room to go to(like most B&B's do). My friend was robbed on the last night in Rome and the keys to our room were stolen. We had to wait and wait for someone to come and open the doors for us. They should have an all night guard or something like that. They were, however very nice about us keeping our luggage stored there while we were at the police station and the U.S. Embassy. That helped a great deal.
...
They didn't even know we were checking out until we told them. There was nothing to organize. The problem is is that there IS NO STAFF.
...
Positive: The beds are extremely comfortable. I didn't want to get up in the morning...a sheer delight!

Negative: They need to have a staff on hand. Strangers in a foreign country sometimes need help with certain things, and having someone available to try and talk to is a big help. That was the only disappointing aspect of the Welcome House B&B. They did not even have tourist info available.
...
I liked your website very much and thought it to be very informative and had a broad range of accomodation types, and locations. I would definitely use it again, as I will definitely be visiting Italy again. It was a wonderful vacation and a beautiful country. I must visit it again!

...
Comfortable. A little pricey for what you get. No staff on hand, so you are on your own. Location is so-so, but close to all public transportation (Bus, metro, and train station) Be very careful when you leave the B&B. A lot of questionable characters lurking around. I'd give it a 6 out of 10.

The staff had very little English. When I asked about having breakfast in the cafe across the road as advertised on the web as an alternative way to have breakfast she did not know what I was talking about. The breakfast was poor consisting to two burnt and dry coisants left in a brown paper bag each morning with your room number on it.
...
We had organised transfers via a taxi with the B&B. On arrival at the airport the transfer was there on the day of departure the transfer did not arrive. I asked the lady in the B&B if she could phone the taxi to see what happened but she did not want to know. We were left standing outside the B&B for an hour trying to flag down a taxi we just about made our flights back home. This was the most stressful experience I have ever had.
...
The breakfast information needs to be reviewed not up to standard.

The rooms need upgrading.

If transfers are organised through the B&B and this is mentioned on the web every effort should be made to help customers if things go wrong.

The room was clean. But the rooms on the picture in the intranet looked much more nicer then it was in reality. The furniture is not antique, it is old but, not so old. I feel that for 60 euro's per person per night for a quadruple room, it was very basic and overpriced. It was a clean spacious room, good location, however it should be cheaper.
