Very nice, very friendly staff, rooms comfortable though not quite as nice as those in the photos on the site. Single room was very narrow but adequate. ... Very pleasant, extremely convenient medium priced comfortable hotel.

This hotel was great for location, very clean, friendly staff. Very close to metro and restaurants. I would stay here again, although price was a little high. At the same time it may be priced accordingly for Rome standards.

very polite receptionist. we booked 2 double rooms, but the fisrt day they gave us 1 quatro room. from the second day we got what we agreed. ... less money than expected as we paid less for the first day (room for 4 persons) ... 'back' rooms are not so good ... very good location. very polite and friendly staff. 'front' rooms are much better than the 'back' rooms.

The room was very basic and not particularly well maintained. It was next to the reception area which meant it was very noisy. The website described luxury towels and bathrobes which we certainly never saw. Staff at reception smoked on duty and this meant that there was an unhealthy and un wholesome atmosphere around this area including the breakfast room. ... I was so impressed by the friendly manner of everyone we encountered in the first hour of arriving in Rome. The white taxi cabs are first class. The receptionist was friendly and had a good sense of humour. We were given street maps etc.on arrival ... Pictures always seem to look better than the real thing. The bedroom furniture was old, the air con didnt seem to function. The tv if it was sattelite didnt have any channels other than Italian. I was expecting bbc world news etc. But overall it met our needs and after all it is a three star. ... As we were leaving early next day I settled the account the evening before. We paid exactly as agreed which was quoted at our arrival. I have no complaints at all. ... none ... A basic three star hotel in one of the best locations in central Rome. Just near the top of the spanish steps with many bars and restaurants nearby. Good for the Metro in what felt a very safe area.

The breakfast was very austerely, however we asked for some bread and next day we have bread and then it was OK. The central location of the Hotel was just perfect ... We will choose the same hotel next time we visit Rome ... No the web site is OK ... As one of the best location in Rome and compared to the price the hotel is just perfect.

The Hotel was very good value considering its location very close to the Spanish Steps and within easy walking distance of Metro station. The facilities and breakfast were basic but clean and comfortable and as described on the website. The road at the front of the hotel was a little noisy early in the morning. I would definitely recommend this hotel and would stay there again myself.

The room we had was nice & quiet with a view of the alley behind the buildings. The bed was a little uncomfortable and had a slight lean to the right which took some getting used to. Room 102 had obviously had had some water damage to the ceiling. One corner was stained, and the paster was flaking off the ceiling in that area. This did not inconvenience us, but needs to be repaired.
Staff were very helpful in calling the airport to confirm our return flight for us. ... This hotel is in an excellent location and a good value for that reason. It is in easy walking distance from The Spanish Steps, the major shopping streets, restaurants, and the metro. The staff are helpful. Security was very good. The complimentary breakfast was very enjoyable. The only negative is that there are no English channels on TV.

You website should state clearly that the nearest Metro station is 'Spagna'. We got off at Barberini and then had to walk up the hill to the hotel. Had we gone to Spagna, we would have had a shorter walk down the hill to the hotel. ... The rooms are very large - much larger than comparatively priced rooms in Rome ... I think you could make even more promotion of the location. It is truly one of the best areas to stay in Rome. ... A superb family-run hotel, with friendly service at an unbeatable location.

Took a taxi direct from airport, takes approxiamtely 40 minutes at a cost of 45 euros. Otherwise directions could have been tricky with bus links to train stations and then further bus links. ... the lady in the breakfast room was not friendly at all. For example I had to ask her to bring me coffee instead of her asking me whether I want tee or coffee. ... The staff was very friendly and helpful. The room was spacious, but in bad need of repairs and upgrading. The paneling looked termite eaten; the shower had mold and soap scum and leaked onto the floor; the wash cloths appeared to be old linen dinner napkins and were cumbersome to use. The couch in the reception area was frayed, faded and sagging. At first I was upset about the price and the condition of the hotel. As the vacation progressed, I could over look the hotel's imperfections because of the staff and the excellent location. I do recommend that the management give serious thought to redecorating and doing some basic repairs and upgrading. ... It is in the ideal location if going to short stay in Rome and want to be in the center of the action. ... The first room we booked into had a large damp patch on the ceiling - it didnt bother us initially, but the plaster from the ceiling kept falling onto the floor near the bed so on the second day we asked to move rooms. Our arrival was greeted with great enthusiasm, politeness and friendliness. ... The hotel was exactly as I had hoped for, small, friendy and traditional. The room we stayed in was comfortable, clean and quiet. We had air contitioning and a safe. The bathroom was very clean and user friendly. The breakfast was always fresh and the staff were friendly & polite and always available. We are already planning our return next year. ... We had to check out early, straight after breakfast and the staff were there to help. We informed them we would be vack next year. ... The hotel is only 5 mins walk from the top of the Spanish Steps and close to all the fabulous sights of Rome. It is small, freindly and traditional, very clean, comfortable and quiet with friendly and enthusiastic staff who are always available to help. We thoroughly enjoyed aour stay and will return next year.

Nice accomodations, nothing fancy but every one needs in sorrento (aside from being actually in San'angelo which was a bit further a walk than I thought it would be from downtown). The breakfast is fine and the neighborhood safe.

We had a room facing via Sistina and the noise from the traffic was terrible, but that is Rome! ... Situation is perfect. Staff is very friendly. Rooms are nice. Athmosphere of the hotel is pleasant because it is small and cosy.

We had requested transprtation from the airport to the hotel which was not provided, although we were able to procure good transportation. ... The room and bathroom facilites were very good, howeve, the room wasa on the second floor, front, and was very noisy all night long. It did quiet down about 3 in the morning for two hours. I would recommend tht you note this in your ad and recommend a room in the rear of the hotel. ... As stated above. ... As stated in the brochure.

We were so jet-lagged and tired, and the staff made us so welcomed, and helped us get oriented quickly and efficiently. Great first impression of Rome and the Spanish Steps area. The location was perfect ... The property wasn't 'worse', but looked a little more worn and tired. But not any more than the other buildings in the area, and it's obvious that they do a great job of keeping the hotel clean. Having access to the internet within the hotel was wonderful, and not typical of the rest of our hotels the remainder of our trip. ... Staff was wonderful when we discovered that we had checked out a day early, and gladly welcomed us back for our final night. They also arranged for an afternoon tour for us to finish out our visit in Rome. Wonderful experience. ... Make internet access a larger selling point. ... We think they did not really expected us because we were not on the 'daily' list with roomnumbers and names. But fortunaly there was still a room free fur us. ... The first night we had a room on the street-side. That was very, very noisy! We asked for another room on the other side and that was possible, no problem. Nice and quiet! ... Because we left Rome late in the evening we could leave our suitcase in the hal. There was no closed area to leave our suitcase the whole day. That, I think, is a bit negative.
... no ... A very nice hotel with nice rooms. Location is very good nearby the Spanish Steps and nearby the Metro-station. But the breakfast is a bit poor. No fresh meet or fresh cheese or an egg. But I think it is a real Italian breakfast: coffee with a sweet thing.
