having a room that had windows onto the piazza was a huge positive for us - but for others may be noisy. perhaps the rooms could be clearly identified as such.
Also one apartment is on thje top floor and has a balcony but no view over the piazza. these rooms are larger but older than the floor below. They will suit different travellers depending on what their needs are.

The place was in a great location, a little loud at night because its on a piazza, but if you want to feel like you are in Italy, then its not a bad thing, also the restaurants around the bed and breakfast were really good and there is a lot to choose from. I walked from there to the Trevi fountain and the spanish steps and it took me 25 minutes. The only issue was that there was no elevator and it is located on the 3rd floor, but the owner took the bags up for me, he was very nice. ... I don't remember if it said that it did not have an elevator. ... Very Italian, comfortable, wireless internet available at all times, very clean.

It was a nice stay, but the piazza in front of the accomodation is very noisy at night and early in the morning ... I would recommend it

- Nice Room - Loud enviroment (public place) ... - very loud during the night, but itīs located at a well visited public place. - Nice shower - Only italian tv :-) ... - Worth the money - Good, central location near colloseum, forum romanum, campidoglio etc.

I think we had 2 less coupons for breakfast than we should have gotten, but 2 people did not eat breakfast one morning, so they gave their coupons to the girls who didn't get them. What happened was that they were short the day we arrived, but probably just forgot to give them to us later. One of our people didn't realize that we only got one set of towels for the week and so she used hers to wipe up the floor and I had to request an additional towel. To my surprise, they gave us ALL fresh towels (probably due to my halting Italian!), so that was above and beyond what I expected. One of our girls blew out the electricity one morning using her US hair dryer with a converter instead of the built-in hair dryer provided, which I felt badly about. Fortunately, when I called Ennio on his cell, he was able to explain to me how to trip the breaker and it came right back on. So everything evened out at the end. ... Our stay at Sub Urbe was fantastic. Everything that we had read about it was accurate: perfect location near Ancient Roman sites and a block from Metro Cavour; on a piazza frequented by locals, not tourists; rooms and bathrooms modern, large, clean; the owner Ennio very welcoming and helpful. The air conditioning worked perfectly. Ennio recommended a terrific restaurant right down the street Taverna dei fiori Imperiali that was one of the best we ate at the entire trip. We have only two suggestions for improvement: if they could hang another mirror somewhere, maybe in the hallway outside the bathroom so that 4 women in the 2 BR apartment would have more mirror space for getting ready :-) Secondly, if some additional hooks could be put up so that we would have places to hang bath towels to dry between uses, that would also be nice. We would definitely stay there again. One piece of advice to other travelers is to remember that it is 3 flights up with no elevator. I walk alot and it did not bother me at all, but some of my travelling companions groaned everytime they reached that 3rd flight. Thank you for a wonderful stay in bella Roma!

The property was over a small piaza, which although noisy, was very lovely and typically Italian. ... As our flight wasn't until the afternoon, the owner gave us keys to the main area in the apartment so we could leave our cases there and pick them up when we had to leave. ... The owner was very friendly and welcoming. ... A fairly small room, with a huge double bed and really modern en-suite shower room. The window looked out over a small piazza with a fountain, the square was fairly noisy, but just added the to Rome experience!

We arrived a little early, but could contact the proprietor easily by mobile phone. ... This was a lovely place to stay, thankyou! ... The square outside was a little noisy, and the dustbins were emptied early one morning! However, this is a city centre. We wore earplugs and the noise was fine. I would stay here again. ... Top floor flat overlooking a small, pretty square, complete with fountain. Newly decorated rooms with wooden beamed ceilings and wooden floors. Comfortable and clean. Cafes and a mini-market below. Step outside the door and you can see the colloseum!

Very easy from the train station and metro ... We enjoyed our stay very much. The piazza is loud, just as we were told in advance, but it captures the essence of living in Rome (I used to live across the street from the B&B). ... Ennio is very nice and was very helpful and accomodating (letting us leave our luggage and giving us keys even after we had checked out). The room was clean and comfortable, and the snacks provided were appreciated! ... It is a short walk to the metro and Colosseum which I think are great selling points. In addition, it is close to some good restaurants (Qudrifoglio, Perdingianu e Croccoriga, Il Guru) and a nice neighborhood wine bar (Al Vino Al Vino) ... with the same details in other comments

The Stairs should be highlighted as an issue for people who may not be fit. The proximity to the underground and directions to same. The location of local supermarket. The presence of a mad-man who sings in the Piazza. Internet available but must be configured. The windows would be bit dodge for a family with children. ... Yes, though maybe it is a bit pricey for the facilities.

The transfer from the airport to the apartment was excellent. We were greeted by a lady when we arrived who did not speak very good english so it was hard for us to understand where the breakfast vouchers were for but we found the place ourselves. ... Before we made the booking I emailed to check if there were 2 actual bedrooms in the apartment to which I was told there were but when we arrived there was only one bedroom and a bed in the lounge area which I found disappointing as we booked it on the basis of having 2 bedrooms as there were 2 couples staying and were looking to have privacy. Also because there were 2 couples staying it would have been better to have a door on the shower room and not just the toilet area. ... It should include that it is not a 2 bedroom apartment but can sleep 4. ... I would recommend 1 couple to stay in the apartment or a group of friends.

This is a great property for the price, in a great location. HOWEVER the air-conditioning was not working during our stay, so we had to keep the window open at night and the noise (since B&B is right on a popular Monti piazza) from below kept us up at night. We especially hated the very noisy garbage trucks that passed below in the middle of the night!!! ... We couldn't wait for Ennio to arrive in order to check out, as we were running late to catch our flight. However, he walked the cleaning staff person who was on site through it over the phone, and she checked us out. ... The fact that the B&B is right on a nice piazza should be mentioned - offers a really nice view, but also increased noise. ... A friendly budget pensione, in a great location for sight seeing. But make sure the AC is working before you book!

In linea principale tutto o.k., molto pulito ecc.; c'era l'indicazione sul sito (o vostro o di un'altra societā) che si tratterebbe di finestre vecchie - per l'aspetto tutto bene tranne il fatto che con il restauro delle finestre sarebbe stato opportuno pensare anche ad un miglior isolamento delle stesse (a parte un raffreddore che mi son presa v. anche rumori dei locali e molto peggio i netturbini che venivano ogni notte tra le 2 e le 4 per raccogliere vetro, chiasso enorme, mi sono svegliata ogni notte tranne un'unica volta... - dunque per il riposo non il massimo) ... dovevo pensare io al pagamento trattandosi di un bed & breakfast con il proprietario non abitando nella stessa struttura - ma lo stesso č andato tutto liscio (ho pagato la penultima sera e difatti il giorno dopo non ci siamo visti e nemmeno per il momento della partenza; ma c'era una ragazza che regolarmente puliva le camere a salutarci) ... tutto sommato molto bello, nel cuore di Roma e situato in un quartiere tipicamente romano - gli farei comunque notare il rumore che disturba il riposo
