They have enlarged the breakfast room and moved it to the first floor. It is a considerable improvement. I nice place and we plan to stay there again.

Nice little Hotel, very well located near the Spanish Steps. Don`t go for the superior room as the difference paid is not worth it.

very nice little hotel. very well located for
walking to all major spots. very helpful and
friendly staff. the young woman at the desk
made a reservation for us at the restaurant of
our choice and helped us with bus connections
etc. the breakfast was excellent also.
...
We will stay here again when in Rome next
time...
...
Very smooth. no problem.
...
We had a nice room at the rear of the bldg.
very quiet and tranquile.

Small, Quite, Great location, very friendly.
A very nice place to stay in Rome....I would
recommend it....
It's fairly expensive, but everything is
expensive in Rome.

The hotel was in a wonderful location but rather expensive for the standard of the room. The breakfast was poor, the hotel reception staff were all very helpful.

Simona and Eugene were very helpful at the front desk. They even held my luggage there for a week while I traveled around in Southern Italy and returned back to the hotel before departure. It is a fabulous location!!!
Thanks you Debra Weisberg

sometimes the internet connection is not working. The printer was also out of ink. We couldn't confirm our airline reservations the night before.

Service by the reception staff was first class, providing fantastic advice and information. Made a big effort to make us feel comfortable and welcome.
...
A little noisy in the mornings around the cobblestone street outside but not a problem to us. This is part of the buzz of staying in this area of Rome.

...
A great location. Plenty of nearby restuarants & close to Spagna tube station. was fantastic.

Would stay again for sure.

(A general tip...the tube closes early in the evening due to works. Worth checking if planning a night out as taxis can be difficult to get)

Typical lodging that you will find in Italy. Alitle higher priced than others but you are in Rome. Great restaurant acrocc the street (Restorante 34). Clost to shopping and within walking distance of most major sites.

This was my first trip to Rome so I had no way of making a personal comparison with this hotel to another; however, friends who were staying at another, less expensive property came to visit and were very complimentary regarding size of my room and were thrilled with my private bath accommodations
...
Very friendly and helpful staff. They responded to every question and every request in a prompt manner
...
Perfect for a single traveler willing to spend the money for a double room for single use. Location was perfect for me in feeling secure about walking alone at night.

The courtesy extended at check in was continued throughout our stay.
...
We were disappointd in the quality of the air conditioning...not really working correctly. Furnishings in the room are in need of up dating, although quite clean.
...
The breakfast is not typical of those expected from Italian hotels.
...
A typical (probably) three star hotel. Clean, comfortable, and well situated.

To point 13: This is not a problem from the hotel Piazza di Spagna, this is a general problem.
Rome is much to expansive!

we took a hotel scheduled car from the airport to hotel piazza di espagna both ways. the arrival trip was 80 euro, we didn't think twice about it until the return trip turned out to be only 55 euro... not sure if we were ripped off by one car service over the other.
...
the hot water pressure in the shower was horrible. late night and early morning street noise.
...
poor hot water pressure (which might be a common problem). late at night and early in the morning it was very noisy from the sanitation trucks to businesses setting up for the tourists -- not a very peaceful spot. you should list the square footage of the different rooms to give people a better idea of the space. we felt the room, a superior double, was kind of small but the tasteful and charming decor made up for the lack of space.
...
clean, charming, small, noisy but at a great location in rome. the staff was friendly and gracious.

We took the train from the airport, then the metro to the Spanish Steps and asked until we found the hotel. This was a mistake in that the train was OK but the metro with our bags put us at the mercy of the pickpockets. My wife's reinforced shoulder bag was cut open and we were surrounded by teams that were fairly obvious. The packed metro makes it impossible to protect yourself.
The train was OK, but suggest to your customers that they take a taxi to the hotel.
The receptionist Christian was very helpful the entire time, please pass on our compliments to the owner.
...
All was very satisfactory; location, comfort of the room, ambience, staff. Only two problems; the available tour to the Vatican museum was too crowded and rushed to be worthwhile, and the bathroom developed a musty, wet smell that I think was from the slow drains in the showers. Also, my wife and I are in good health and fitness for our early fifties, but anyone who is somewhat heavy or has difficulties with their balance or small spaces will find the shower difficult to use.
...
Everything was fine, after looking at some of the hotels in the area and comparing prices, this hotel's cost was higher than it should have been. We did enjoy the experience on the whole.
...
Just about getting to it and the shower facilities.
...
Very pleasant, good staff support, nice location, a little over-priced.

Hotel proprietor was extremely helpful. We arraived very late and he arranged dinner for us at one of the few restaurants remaining open.
...
Although the room was very clean and quite comfortable the shower room was almost impossibly cramped. The room was posted as a superior room with jacuzzi; the jacuzzi was just a shower with a few extra nozzles. The room was virtually without windows.
...
Staff were helpful - arranged taxi promptly
...
Slightly quirky, very helpful and attentive staff, quite expensive for what it is but in a good position close to a number of key attractions and very quiet.
