We had requested Giancarlo (owner) to arrange a transfer from the Roma airport. Everything worked great and we arrived and were greated with no problems.

The location, accomodation and service/host were all superb! Our host and owner, Giancarlo was wonderful, and the small intimate atmosphere of only three guest rooms made this more like staying with friends - but with your own accomodation. I highly recommend this as the place to stay in Roma.

I can't say more about the location. Perfect. Right by the Spanish Steps - a great gathering place in Roma, and right by the Metro stop. Plus the best vistas over all of Roma are just a few steps away from the front door.

When we arrived at Spagna your directions say 'Before to exit from the metro, take the lift to Trinità dei Monti'. Unfortunately it fails to say which exit to head for as there are two better details need to be given, as the directions for the lift make it sound like the lift is when you get off the train not at the exit.

Wonderful friendly pleasant atomsphere, made our visit to Rome even more perfect. The location was perfect and we could walk around the major sites very easily. I would recommend this B&B to anyone who is thinking of visiting Rome and will definitly stay again when I return.

very center oriented - right over the Spanish steps, few minutes to the subway, helpful, friendly and nice manager, clean, small, cozy rooms, one room a little bit noisy and dark, but otherwise very nice.

I did not ring in advance to let them know that we would not be arriving by train until 11pm, therefore it was my fault that they were not aware of our arrival time.

We were not told what the check-out time was and therefore felt rushed when the people checking into our room wanted to move in at 10am and we had not completed our packing to leave. Had we been told the expected check-out time the day before, we would have ensured that we were out in time for the following guests.

Let people know that they need to call the owners on a cellphone numebr if they arrive later in the evening. The number is on the front of the door.

It would have been useful to know in advance that there is a lift from the bottom of the Spanish steps to the top in the Metro.

We had a lovely stay at All'Obelisco. We were made to feel very welcome. The room was airy and spotlessly clean, and had good en-suite facilities. The breakfast was great, especially the home made cake!

Although we checked in even earlier than estimated i.e. 09.00 everybody was helpful and we immediately took our room.

It is as central as they get-something vey important for a city as Rome where you walk around a lot.Our first time in Rome we stayed in the Vatican area and it proved to be very far away for our sore feet!

The bed and breakfast could only be accessed by a buzzer on the outer door on to the street. It took a bit of finding on the street but we were admitted immediately.

Very comfortable rooms - only three of them in this apartment. Once you have registered and been given the keys, access becomes very straightforward. Not all the staff spoke english but communication was not really a problem as they were all very keen to help and make sure we had an enjoyable stay.

The instructions stated that the property is at the top of the Spanish Steps. However we arrived at the bottom of the Spanish steps and did not know that there is a lift to take you to the top. We had to cart our luggage up the steps.

This is a B and B and therefore lacks normal Hotel facilities such as bar,laundry,room servise etc. but is clean and comfortable. The location cannot be beaten-at the top of the Spanish Steps.

Il y avait des travaux sur la façade et tous les volets étaient fermés en permanence. De plus la circulation était restreinte à cause des travaux. Le vendredi était un jour férié. Il est donc difficile de juger la tranquillité du lieu en temps normal. Mais nous y retournerons volontiers car nous n'allons pas à Rome pour y dormir la journée !

Un peu difficile à trouver car il y avait des travaux sur la façade et pas d'enseigne. En fait, il fallait regarder les noms à côté des portes. De plus, la numérotation des rues à Rome est un peu inhabituelle !

You should include that at your arrival at All'Obelisco, if there is no person at the B&B you have a phone number where you can call the owner of the place and call him to check you in.

We really enjoyed our stay at All'Obelisco and I definitely recommend it to my friends. The hotel is very clean, new, comfortable, spacious... We received an excellent service and the hotel has a great location in the center of Rome, everything is walking distance from there.

We seriously could not fault All'Obelisco. The location was perfect, literally right at the top of the Spanish Steps and stone's throw from the beautiful Villa Borghese. This alone made us feel as though we got value for money. However, the B & B itself was spotless, well-serviced, and Giancarlo and his staff were always so polite and friendly. We really loved staying there and would definitely say there again.

The location was great. Giancarlo, the B&B owner, was friendly, polite, and attentive. My stay was very comfortable. The only exception was one morning when a family with a young child allowed their son to play with his toys on the wood floor immediately outside my door making a lot of noise. I really liked having unrestricted Internet access on the hotel's computer. The kitchenette was convenient for fixing light snacks.

The map given showed the bed and breakfast as midway down the street, when it is actually the first door on the top of the hill. It was confusing to read the numbers on the buildings and no one we asked on the street had heard of the hotel. When we did find it, we realized the number was posted on the building and had we not been confused by the map, we would not have passed it by.

We were very happy to meet John Carlo. We had not realized that the bed and breakfast had just opened in January. It was pristine and beautiful - beautiful hardwood floors and tiled bathroom, beautiful wooden doors. All in all, it was VERY nice and we would definitely stay there again.

The personality of the host is important.
He is a nice intelligent senior.
We,me,my wife and he were went together very well. He was a gentleman. His chat was good.
In addition to the clean accomodation, we were satisfied with his personality.

We never saw directions to the hotel on line. When we arrived, we rang the bell and waited approximately 5 minutes for someone to let us in. She was apologetic and friendly.
