Made to feel very welcome. ... Helpful in giving imformation on good nearby places to eat. would have liked a little more information as to what was going on in Rome on a day to day basis. Internet access would be a great help for finding out 'What's on' and to check latest flight information. ... The offer was made available to take us to the airport if wanted. ... Lovely quiet,cool oasis of calm only yards from the very busy tourist spots.

Met on arrival at the airport for an additional charge. ... Very pleased with the tranquillity of the accommodation - not what we had expected in the middle of a city! ... The B&B E. Lipinsky offered transfer services to and from the airport to their location. Arrival and check in went very smoothly! ... This place was more beautiful than imagined. The owners were more than gracious to lend us a helping hand with info and first hand knowledge of Rome. Thanks to them, we had a wonderful experience in Rome.

Most obliging, we were able to telephone from airport as plane was delayed by 2 hours. This caused no problem and a warm welcome ... 3 languages spoken, Italian, Spanish and English ... Quite lovely, a lot of character wonderful views over the roof tops of room, in a very central location. Very friendly and an eagerness to please. A good breakfast. So much more interesting than a characterless hotel.

We did not have difficulty, but there are stairs to climb before you get to the elevator. ... Fantastic location, could walk to the shopping, restaurants, spanish steps.
Would recommend to friends and stay there on our next visit to Rome.
It must be localised to Australia, but our B&B's have tea and coffee making facilities. This B&B did not. ... An oasis behind the stucco facade.

This was a centrally located place yet very quiet and cozy. The staff were very accomodating. Since there are only two rooms here you get very personalized service. I would highly recommend.

Miguel and Viviana are warm and gracious hosts; always looking to provide service and to please in whatever way they can. Like family. ... Locaton couldn't be beat. One block down from the Hotel Russie, one of the super-expensive business hotels in Rome. Between the Spanish Steps and Pompello Square. Two blocks from subway; two blocks from electric bus stop providing cheap transportation to Roman Forum, Colloseum, etc.
One caution. You must walk up one long flight of stairs to a beautiful garden courtyard where an elevator will take you to the top floor of this condominum flat complex. Roof top views were incredible from the common balconies and gardens.
Miquel and Viviana's suggestions for dining in the upscale neighborhood were superior to the tour books, and a lot more economical. ... Arrangements were made by the proprietors for cab transportation upon departure. They also arranged for minivan pick-up from the airport upon arrival. ... We had a grand suite of two adjoining rooms with 1 full bath to accomodate my family of 5. The rooms were spacious, elegantly and simply appointed, with the highest ceilings I have ever seen. The suite was off a long and wide foyer leading through the center of this large condominium. We had plenty of privacy as there was only one other guest room off the foyer. The owners live at the end and rear of the unit. A wonderful dining/breakfast area greeted us at the entrance of the unit, flanked by outdoor balcnies and patios covered with vegetation. It was like staying in a wonderful, historic, city flat.

Very confused about how I entered the property. Had to ring a bell, but didn't know which one as it wasn't marked with B&B Episcopo Lipinsky. Took quite a while, then not well marked inside the building once I got in. Need more instructions about how to get in before arrival. ... Couldn't get hot water, no toiletries provided, not much water pressure in shower, however these things did not diminish my enjoyment of my stay. Also, felt bad having to wake up my hosts to let me in after midnight, would be better to have a key, so I returned earlier that evening than I might have if I didn't have to wake them. ... The place is really a jewel, as are the hosts. Very convenient for walking around Rome. Don't even have to leave the room to enjoy the sights of Rome! ... Beautiful gem in the middle of old Rome, elegant, incredible views in the courtyard, very personable hosts, definitely somewhere I would stay again.

We were very late, but they were still up waiting for us. ... The B&B was just perfect. Rooms were great, bnreakfasts great, owners very helpful. The only thing that would have been nice is that there were no keys given. In order to get in and out of the B&B we had to call them from the ring pad on the street, or on our cell phone. If we were out late we'd have to wake them to get in. Also no keys on the rooms - that would make me feel a little more comfortable. ... It would have been more convenient if they took master card or if the fact that they didn't had been emphasized. I wasn't prepared to pay by cash or check, so we had to do some last minute calculations. ... Very clean, homey and a great place to hang your hat while staying in Rome. It was in a great location, but still very quiet - like a little retreat.

Too low shower pressure is my only disappointment. ... We were a bit surprised by how small the hotel was, only two rooms. Nothing negative though. ... Home residential atmosphere with personal yet descreet and very helpful staff.

we were picked up at the aiport by the owner, and he politely guided us through Rome. ... it was fantastic!the owners were generous, nice and helpful, and the place was a magic spot in the middle of Rome.We will never forget our stay at the Lipinskys. ... you should have more pictures, the place is magic! ... We would, and have told our friends, that they cannot stay in Rome, without staying at the Lipinskys.

The B&B booked a transfer with a private shuttle for us and it all worked very well! ... We loved the B&B Epicsopo Lipinsky, it was a great place to stay! ... We asked to pay in advance when we arrived and it was no problem. ... The B&B is discribed very well and you won't be disappointed, it is as nice as the pictures on the homepage show! ... The Penthouse was beautiful, our suite 'La Circe' beautifully furnished and very clean. Viviana and Miguel were very nice and we would come back to this place any time! It was just a 5 min. walk away from the Spanish Steps. We felt absolutely safe in the area around.

Only 1 thing - you get an impression that the Bosco Suite is bigger and that the own terrace is bigger - its just a french balcony. The shower was poor - there wasn't any pressure in the incoming water. ... A bit expensive but I guess thats' what Rome is. ... Excellent situated in the silent street near everything. Clean and beautiful room. Dont be hungry in the mornings as the breakfast is the 'Italian' one ;o)

The owner gave very clear directions for locating the flat once we entered the building. We had no problem finding our rooms and found the building and courtyard very charming. ... The rooms were excellent with lovely balconies. Could have used more light in the rooms at night but otherwise very nice. ... The entry and rooms are filled with art by the great grandfather of the owner. Most of the furniture is antique. The upholstery and drapes and bed covers all match and are of luxurious fabric. The balconies are covered with flowering vines. The impact is most charming. ... The couple who run the B&B are delightful and available to make suggestions for dining, etc. The experience was more like staying in the home of distant relatives - very warm and comfortable, while completely private. The location can't be beat.

the B&B itself was also very charming & authentic to our taste, more than what i was expecting. excellent location in the center, but situated that it was still quiet & removed.
next time, we'll stay there again & definitely make the recommendation to others.
comments for improvements: hot & cold water not so steady; need to supply body & hand soap for guests; american coffee should be freshly brewed, not made from instant powdered coffee ... see above comments ion first box ... pls see comments made in first box

Very friendly and helpfull, I had to retunr my rental car and the guy from the B&B came with me to show the way. Could not have neen better. ... Bit of a problem with the car to the airport, which was not their fault. This got sorted and we got our flight. I got he feeling that we were really cared for. ... Map was OK to get to site, but we had no clue on how to get to the B & B as it was on the third floor of an unmarked locked apartment complex. Finally a neighbor helped us. ... The owners were great. They were very accomidating and friendly. We would definately return or recommend the facility to others. ... I would recommend they provide a printed receipt. ... The web site should state 'cash only'.
Owners will go out of their way to assure your stay is pleasant. ... Great location. Quiet. Freindly staff. Private and secure.

There are problems with contolling the water temerature of the shower. It was either scaulding hot or cold. I mentioned this to the owner. It may have been a recent development due to recent plumbing work. I told the owner that it neede to be fixed. ... It is one of the best locations in Rome and the rooms are truely quiet. something often difficult to find in Rome. ... Beautiful well appointed room, with attention to detail. Gracious hosts who are most accommmodating. Quite room in a fabulous location.

We just find the name of the street and number of the house .But we did not find the name of the B&B on the door in the street or inside beside the elevator or anywhere.We had to ask people around but they did not know about the B&B. At least I phone the number and then we got contact.

The hosts picked us up at the airport. It was great! ... Maybe it's because we are Americans, but we think the breakfast menu could be improved. Every day we were served cake and cookies and yogart. We need protein to carry us into the morning of touring.
We also didn't have soap or shampoo which was always provided for us elsewhere during our 3-week stay in Europe. Also, we are used to having clean towels every day but that may not be the custom in Italy.
They offered us cold bottles of water every day not telling us they were going to charge us for them at the end of the visit.
The AC wasn't working in the bedroom and it got very hot. We ended up leaving a day early because the room was so hot.
Both Miquel and Viviana are very, very sweet and eager to please, and I think maybe just a bit inexperienced. I'm sure their idea of service will improve as time goes by.
I cannot say enough about how sweet they are AND I WILL probably stay there again when I return, so that's an over all endorsement.
I think I'm just used to hotels. ... Tell people to bring their own soap and shampoo and wash clothes (face clothes).
May want to describe the breakfast as minimal (but in a beautiful setting). See comments above. ... Perfect location! Very sweet and helpful hosts! It gives you a feel for what it would be like to live in Rome since you are in a family home.
I would definitely recommend it!!!

We are not aware that the facility shares an entrance with the rest of the complex. The entrance of the building was lines with garbage cans, and the walls are peeling, and renovations are some renovations that are going on that made the first impression not so impressionable especially with the amount charged daily. ... the hosts were wonderful, however there was barely any pressure from the shower and barely enough hot water. Breakfast can be improved as well. ... Should include that its part of other complexes, that it has a common area with other residents, and it only accepts american express travelers checks ... The hosts are very nice, but the place is a little expensive
