Excellent hotel with wonderful, secluded location and very large room. A great value for the money spent. ... You can walk to the bus or subway (Circo Masimo) to get to the city, but this is impractical during hot weather. A taxi is somewhat expensive but the trade-off is worth it because the Aventine is very quiet, safe, and upscale. ... Elegant and reasonably priced.

We had been in transit for 24 hours due to flight delays. The staff were wonderful and directed us to nearby restaurants and generally made our stay very special. ... Absolutely beautiful property! It was like an oasis in busy Rome. We loved the neighborhood and ended up walking everywhere even though the bus and subway were nearby. We especially loved the view through the Order of Malta keyhole and the Orangerie Park. ... Wonderful breakfasts Piano music Calm and tranquil setting Beautiful garden ... Villa San Pio is a hidden jewel in Rome. The setting is tranquil, elegant, and welcomming. The neighborhood is beautiful and borders two areas (Testaccio and Transtevere) that were recently highlighted in Gourmet magazine as examples of the 'real Rome'. Everything listed was in easy walking distance. Evening walks were beautiful and romantic.

The San Pio people were verypolite and helpful. We experienced this already several times before, and gave our recommandation already to friends and other people. ... A shuttle bus accomodation from Fiomicino to the San Pio Hotel would be great!!! ... The only thing we missed was the 'every morning piano playing' during the breakfast what we experienced on earlier stays. ... Since we lived from 1975 to 1977 in Rome and our apartment was quite near to the San Pio Hotels on the Aventino, we recommend to all friends the quiet and villa like aerea of the hotel.Including the orange garden, and the churches Santa Prisca, San Alessio and San Anselmo

The front desk was very helpful on local dining experiences. ... Excellent hotel and location. ... They gave us good advice on how to most easily get to the hotel (via a limo). They made arrangements for the limo to be there at our pre-determined time... It made our transfer to the airport very easy. ... Positive.. the staff is EXTREMELY helpful and they have a very decent resteraunt for the money. The dining area (outdoors in the summer) is very peaceful. ... We will be giving the Hotel Villa San Pio very, very positive marks when describing it to friends. We arrived in Rome for the last four days of a 17 day European trip, so we were tired. The Hotel Villa San Pio revived us with it's beautiful setting/great staff/very nice rooms. I would call it an oasis of quiet/serenity/beauty within a noisier big city. It's location is great, a easy 10 minute walk to the subway. The room we had (a quad for my family of four) was spacious, clean and very tastefully decorated. When we were in Rome, the temperature was approx. 95 degrees Fahrenheit..Hot for us! The room air conditioning was powerful and kept the room very comfortable even with the warm temperatures. Lot's of hot water! The hotel staff was extremely helpful. We ate at the resteraunt twice and found it to be a great value for the price in a beautiful, peaceful setting.

Everything about Villa San Pio was exactly as depicted on Worldby.com and actually the property far exceeded our expectations. Everyone in our 8 member party was extremely impressed - a great find! For Americans, the Italian TV, air conditioning, and shower operate in an odd way, so anyone staying here may want to have the bellboy demonstrate them. Sounds stupid, but they are not intuitive... ... Villa San Pio is definately a hidden gem in a beautiful, quiet neighborhood in the Aventino area. It is close to the ancient Rome section of the city (within walking distance. The on-site restaurant is terrific. There are a couple other restaurants in the neighborhood, but many are just a short cab ride away. ... One thing we have noticed about Italian hotels is that they will charge you 3 euros just for opening the mini-bar or moving an item in it (which we did to put in some fruit). But that was really no big deal to us as we have noticed it is a common practice and we are using their electricity after all, which is expensive in Italy. ... Unless you absolutely have to be near the Via Veneto and Spanish steps or the Vatican, this is the hotel for you. The Pantheon, Trevi Fountain, Coliseum, and Forum are all in walking distance. Villa San Pio feels like a 4 star experience at a really resonable price. The Aventino area is leafy and quiet. Room 503 has a stunning terrace - it's a little bit pricier but worth it.

I assumed the euro to dollar conversion was correct and based my budget and decision to stay there on this...It was a bit higher than expected but well worth it. ... You should state that the Aventino neighborhood is a clean, quiet, lovely, residential type neighborhood, and that every inch of it smells like orange blossoms! ... Beautiful! The hotel was gorgeous, especially the breakfast area in the garden! The bathroom was the best of our trip! Loved the neighborhood! It was perfectly convenient to the Colloseum and Forum!

The property was very nice and clean with well appointed rooms, beautiful garden and an excellent buffet breakfast. The only issue is it is a fair distance to walk (15 minutes plus) to the nearest subway station. Since the property is located on top of an incline it is an effort, especially after long day visiting the various attractions, to walk back to the hotel. Also the streets are very secluded at night although we have not experienced an security problems, taking a taxi home is recommended. ... Nice, quiet hotel in a residential neighbourhood. A bit out of the way from the main attractions and must rely on public transit or taxi to get to the attractions and shopping areas.

The hotel needs to have FREE internet access. Of all the hotels we stayed at in Italy, this is the only one without free access. ... It is a 5 star hotel with a three star rating. The rooms are exquisite, the breakfast buffet is very good but the service in the restaurant is pretty bad.

Your site was one of the only ones I've ever seen that accurately reflected what the property looked like. It was, if anything, better than your site described it. A beautiful lush green outdoor setting to have breakfast. Very nice. Rooms and bath are comfortable and clean. Easy cab access to downtown Rome. We walked to the Colloseum. Yet hotel is quiet and private with lush landscaping. We plan on staying here again when we return to Rome!

We had a large room for 4 with a terrace overlooking the Aventine Hill. The room was large and beautifully decorated, bathroom was very nice with marble fixtures and the private terrace overlooking the peaceful tree and flower lined streets was a wonderful respite after the noise and traffic and heat of the tourist areas. Also, breakfast was great, with a huge selection of fruits, breads, cereals, yogurt, cheeses and meats and the courtyard dining area is lush with greenery and flowers, The Villa San Pio was a wonderful start to our month in Europe and we will definitely try to book it again on our next trip. ... No problems - staff was helpful in finding a large taxi to accommodate 4 people with lots of luggage. ... Beautifully laid out breakfast in a garden courtyard which is included in room price. Rooms on upper floors with terraces are recommended as they add extra living space, especially if an entire family if traveling. The view overlooking beautiful old homes in Aventine Hill and the scent of jasmine from all the gardens made this a favorite place to sit and read, have a glass of wine, etc. ... Hotel Villa San Pio was a garden oasis in the midst of all the noise and hubbub of Rome. We loved it and loved Rome and hope to return and spend more time there!

The check-in process was very fast. The hotel had all the information in order for our reservation (2 rooms). ... The hotel staff was extremely polite and helpful (restaurant, front desk, housekeeping). The front desk staff even loaned us a converter since ours wasn't working. I would definitely stay at Hotel Villa San Pio again. I would also highly recommend it to anyone traveling to Rome. The neighborhood is residential, very quiet, and ideally located in the ancient part of the city.

We found the hotel wonderful. They were even so thoughtful as to remember Judith's birthday with a gift of prosecco. I mean I shouldn't complain at all, because the breakfasts were exquisite, but there was no fruit juice (there was some kind of fruit drink) and that might bother some NOrth American guests. ... Proximity to good food. Ease of autobus connections to the Vatican and to the center of town. ... At the San Pio you feel as if you were away from the city and yet a short walk down the hill gets you to everything you need. The breakfast experience in the garden starts off the day beautifully. We had a room with a terrace of our own, with lemon trees, for the bargain price, it seemed to us, of 140 Euro per night. We had the misfortune of staying later in the summer at an internationally known hotel in Frankfurt, Germany, where the price was nearly 500 Euros per night, and I can assure you that the San Pio is ten times better a hotel. Thought it is in a quiet area, the San Pio is only a 10 to 15 Euro taxi-ride from the train station. Wew got great directions from the front desk staff on how to use public transportation. In a cooler season, much of what we wanted to see would be walkable from the hotel. In short, we thought the hotel, though it is small, grand, much grander than so called Grand hotels. Although I organised the trip I was unable, through illness to be there myself. These comments reflect the feedback I have had from those who did make it. They were unanimous in their praise for the hotel and its staff and particularly impressed with having a waiter service breakfast before a very early eparture. We will be returning to Rome in 2009 and will definitely use the San Pio again. Thank you.

This hotel is in a lovely quiet neighborhood but has a convenient subway stop within walking distance. The staff was cheerful & friendly, the grounds were beautiful and the breakfast was wonderful. We ate outside on the terrace and Saturday morning there was even live music. I would thoroughly recommend this hotel to anyone traveling to Rome. ... Possibly clarify information on how to arrange for shuttle transportation from the airport. This was not clear to me from the website. Before leaving the U.S., I called the hotel to verify my reservation and asked about the shuttle. They told me to go to the Hotel Reservations Counter at the airport and arrange the shuttle there. Once off the plane this was very simple to find the counter and arrange a shuttle. ... Fabulous

everybody made us feel at home immediately ... If we are lucky enough ever to come back to Rome, we will definitely stay at Villa San Pio. Also, we are recommending the hotel to all our relatives, friends and acquaintances, in Europe as well as the US. We are especially grateful for the friendly and competent help provided by Rita at the desk. We will also remember the attentiveness of Marilyn in the restaurant. The only three negatives, none of them dramatic, were (1) the defective old shower head in the bathtub (although there was also a handheld shower arm); (2) the somewhat lackadaisical housekeeping on a few weekdays, leaving big 'dustbunnies' in corners, and forgetting supplies: now soap, then toilet paper, or facial tissues; and (3) --more irksome because it prevented us from maintaining planned contacts with our kids-- the poor condition, inadequate performance, and limited functions of the Internet connection. The latter shortcoming was the only major disappointment, and a point in which Villa San Pio fell short of the advertised 'free internet connection in every room'! One small but practical request: perhaps the desk should inform new (and naive American) guests that one does not hail a cab in Rome, and direct them to the nearest cab stand unless, of course, they do not mind paying the extra charge for a radio cab. ... If an internet connection is promised, it should be more adequate (unless the one in our room was an exception). See my remark above.

easy to navigate and of a high standard ... was not aware of one ... to discover which acomodation would be of my standard and suitability to me, they sugessted the villa san pio and i did love it ... the man that helped us to our room was excellent, friendly and spoke extremely good english. he definately made us feel welcome. i asked for a room with a balcony and jacuzzi, we got a room with a huge terrace, which was fantastic, but the jacuzzi bath was just the make of the bath, not a bath with 'bubbles'. but the terrace more than made up for the confusion. the air conditioning in the room was not fantasitc however, it was more like a fan, i felt this should be improved, especially for summer months, it was just bearable during our stay. ... we were not aware that additional costs were made for tea/coffee at breakfast ... the man that checked us out was slightly rude when i ordered us a taxi, i hadnt met him before during our stay but i felt he spoke to me like i was thick. ... just that a jacuzzi bath should be explained as to what it is and also that tea and coffee require additional costs ... high standard and easy to use ... excellent location, quiet but very close to city. good value for money and higher standard than i expected. i would definately recommend the hotel and would stay there again myself

We arrived at 7:00 a.m. in the rain. Someone greeted us at our taxi with an umbrella and brought in our bags. The hotel had our room ready for us, even that early in the day. ... The hotel was by far the best property we stayed at during our trip. I would recommend the Villa San Pio to friends, and would certainly stay there again. ... They held our bags for us for about 8 hours, while we waited for our night train. Very simple, and always polite. ... They noticed we arrived later than expected and arranged for us to have dinner at the restaurant just as it was closing. They went out of their way to ensure we were comfortable. ... They website pictures were nice but it's so charming in person. I really love the atrium they use for the dining area. ... We had to leave very early so they made sure a taxi was there and that our bill was prepared. ... Great location in a quiet neighborhood. Close to the coloseum and even closer to lesser known but just as impressive sites such as the Palantino and Baths of Caracalla. The new restaurant is really quite good and priced reasonably. ... Villa San Pio is a quaint and charming hotel in a wonderful, quiet neighborhood. The rooms are very well decorated and ours even had a private balcony. Some rooms have large jacuzzi tubs...ours had a jacuzzi shower with extra jets. Great restaurants, ancient churches and amazing views of all of Rome -all within a short walking distance. Very accommodating staff, well maintained buildings and gardens, delicious breakfast buffet in a lovely glass gazebo! My husband and I were in Room 529 on the top floor of the main building which was very large by Italian standards and had a lovely wrap around balcony. I can't wait to go back!

FYI - The in-house version of internet access was very slow & hard to use (the TV which served as the screen was way too small to navigate pages easily)
Note: this problem didn't really bother me in that I connected my laptop directly to the ethernet connection to the room...but less well-equipped guests would be disappointed. ... Cute room with a pleasant terrace in a gracious hotel. The location is fantastic - elegant & quiet, yet central enough to be convenient to the main attractions of Rome by foot or short bus ride.

My wife and I were very satisfied with Villa San Pio and its staff. All personnel were very helpful and the hotel is in a very nice and relaxing neighborhood.
If we ever get the chance to return to Italy particularly Rome we would make the Villa our first choice for accomodations.

We arrived early, about 9:30 AM, but our room was ready by 10:00. We had breakfast that morning then got our room. We found the hotel very nice, our room had a balcony which we did not expect. Nice location, quiet in a residential area. ... The staff was helpful in providing directions, pointers to restaurants, all spoke English and were very accomodating. As far as spacious rooms, they are never as spacious as we would like or expect, but it worked just fine, especially with a large outside deck available. ... Ordered a cab for us and it was there in ten minutes. ... Not sure if it is there or not, but the fact that it is in a quiet residential area is a big plus. ... This hotel is a quiet gem near the heart of Rome. Located in a residential area, amid large trees and stately Villas, you can find this a nice refuge from the hectic pace of Rome. It is a ten minute walk to the Piramid metro station and similar time to a number of local restaurants. The hotel has a spacious lobby for reading or chatting, a indoor/outdoor area for eating breakfast, and comfortable air conditioned rooms. If you are lucky or ask ahead, you can get one with a spacious outdoor deck with table and chairs that let you look out at the tops of the huge, old trees that cover the neighborhood as you enjoy a drink from the mini bar.

The only thing that was slightly off was that there was a miscommunication regarding the hotel sending a driver for us. However, I can understand how this happened, and it was easy from the airport to get another driver for about the same price that the hotel would have charged. ... The internet services that are listed (perhaps not by you, but in other reviews about this hotel) really aren't usable. It is too slow to connect to any e-mail with any degree of efficiency, and I'm not even certain that anything we sent was received. Small, unimportant inconvenience for us, but if someone was counting on it, they would be disappointed. ... Regarding internet services: as stated above. Also, they have a fine restaurant there, which was wonderful (especially after a busy day), and I can't remember if there was much about it on your website beyond the complimentary (and terrific) breakfast bar. Also, I might not recommend this to someone who wants to be more in the middle of the action, or wants to avoid using public transportation. We were fine with using the metro, which was w/in walking distance for us, but it might not be for some. ... Unlike many hotels in Rome, this one was located in more of a quiet, residential area, and was very quaint and lovely. It was a great place to return to after a busy day out. It was easy to get to the Coliseum area, and we didn't mind using the metro, which was also within walking distance (but might not be for someone who is elderly or very, very out of shape). The staff and accommodations suited us perfectly, and although it was not inexpensive, it was a great value compared to many other nice hotels in Rome.

The gentleman behind the desk was very helpful. Neither my wife nor I speak a word of Italian. The receptionist's English was perfect. He allowed us to store our bags. We had flown overnight from the U.S., arrived at the hotel at about 9:00am Rome time and wished to take a walk. When we returned, our bags were already in our room. ... The hotel was clean, quiet and within walking distance of most of Rome's sights. The gardens were very pretty. The breakfast included in the price of the room was adequate. ... One hundred, forty Euro's for the room was a bargain. ... Two nights we required a reservations and a cab to go to dinner in other parts of Rome. The staff graciously called for our reservations. Further, when the cabs were called by staff, we received a 'ticket' with the cab number and the estimated time of their arrival. The system was very efficient. ... Excellent in all respects. My only advice to the hotel management would be to change the mattresses, they are too hard. Otherwise, it is absolutely the best three star hotel I've ever stayed in, and its location is perfect. I highly recommend it to anyone who wants to stay in a boutique hotel in Rome. Winter discounted rate of EUR 140/night is great, but at higher rates it might lose some of its 'value for the money'

The receptionist gave us a map and highlighted places of interest. He also supplied details of recommended restaurants. We received help taking our luggage to our room. ... We thoroughly enjoyed our stay at the hotel and would certainly go again. ... We had an easrly morning flight home and the Resception ordered us a taxi to take us to the airport. The taxi arrived on time and we were offered breakfast even though the restaurant was closed. ... A very comfortable, relaxing atmosphere - the staff can not do enough for you. Superb restaurant offering a wide variety of food. Our room was beautifully furnished and had an enormous bed - we felt thoroughly spoilt and enjoyed every minute of our stay.

We love the Villa San Pio and will make it our home whenever we are in Rome.
The only problem was that the lift didn't work for several days, but tht was only a minor inconvenience Grazie!! ... This is the best hotel in Rome. I would not think of staying anywhere else. The rooms are attractive, spacious, clean and very quiet. The restaurant and bar are excellent. The staff is very friendly and helpful, and the price is very reasonable.
It is in a beautiful, quiet neighborhood, and is only 10-15 minutes walk to the Colosseum.

We arrived 2 days earlier than planned, yet the staff at Villa San Pio were very helpful, and managed to get us accommodation even though they were very busy. ... They now serve dinner in the courtyard 5 evenings/week (in addition to breakfasts and beverage services which are still offered 7 days/week). ... An oasis from the madding crush of Rome. Directions were very hard for us since we have problems with the streets in Rome. Everything else about the hotel was great and everyone was very helpful with all of our questions and needs. Would return again and advise friends to try this hotel. ... Loved the area and there was a deli just a little ways down the street that was a great find for cheese and wine to enjoy on our balcony. The room was wonderfully quiet and beautifully presented. The only disappoinment was that the jacussi did not work - I mentioned this to reception, but i don't think it was fixed during our (brief) stay. ... Lovely hotel in quiet, mostly residential area; beautiful courtyard, where we could enjoy an unhurried breakfast. Great variety of food at the buffet breakfast. Room was beautifully decorated, spotlessly clean and so peaceful. Hotel away from the main tourist attractions - need to be prepared for 30 minute walk or catch bus/metro to centre.

The hotel gladly changed our room to be in the same villa as our companion couple. The available gated parking was also very convenient. ... We took a taxi in from airport, so directions were not needed. ... The room we stayed in 3/1 - 3/3 was adequate for our needs. Not overly spacious, but well appointed. We also stayed at Villa San Pio our last night in Italy on 3/9 and THAT room was truly special, with wrap around patio and great bathroom & shower. ... We truly enjoyed our stay at Villa San Pio. The staff, especially, was welcoming, informative and extremely helpful to us. The only negative of this hotel is its truly dreadful restaurant. The '5 minute walk to metro station' is more like 10 minutes downhill and 12 minutes uphill which can be a real drag coming back in the evening from a day walking about the city. ... Great place to stay, particularly quiet without street traffic. Not convenient to metro; but worth the money for the fabulous breakfast, the quiet and the ambiance.

The staff, especially the wait staff, should have name tags. Most of the wait staff at the morning breakfast was very courteous but a couple of them were grumpy. Name tags would have allowed us to complement the good ones and report to the front desk the grumpy ones. The front desk staff was very courteous and professionally attired.

Situated in a lovely quite residential location which is nice to return to after the traffic, noise and crowds of central Rome. Very close to the Rose and Orange gardens which you may miss if staying in the centre. These are great places to visit, the Orange garden for the views, and the Rose garden for the colours, smells and tranquiliity overlooking the Circus Maximus. A real gem and a surprise to find this in Rome.

Carming Hotel Quiet surroundings Relatively easy to get to ... Clear indications should be available at the hotel to those wishing to travel within rome by public transport or taxi. Travelling in Rome with children can be a problem. It could be made simpler if one is told on arrival the easiest place to get a taxi. We found out 3-4 days into our hoiday that it was most convinient to walk to piazza Albania. There is always the hotel option ie calling a taxi from the hotel. It works out up to 10Eur. more expensive. ... Extremly quite/ Lovely rooms/ Excellent service. Worth re visiting. made our stay with 4 children so much easier.

Very pleasant and very clean ... No problems at all ... None at all, perhaps you should state that the bar closes as in my experience most hotels give you a drink after midnight. ... I would say the hotel was very nice and the staff very pleasant, although i did think 130euros was a bit expensive for one night. The only slight problem i had is that i did try to get a drink around midnight but the night staff would not serve me, and it was not that he did not understand as iam fluent in italian language.

Rome is awful to drive in and the map/directions were not very clear but when we finally arrived it was bliss! ... When we arrived there was a discussion between the two receptionists about whoich room we were to have, with the lady suggesting we should have the smaller room, and the very kind gentleman, questioning this, all in Italian. Which we could understand. We were shown to a nice room but it was smaller than we expected and without a bath. We did not ask for a different room at the time as it was late on saturady evening and we were tired and wanted to eat. The next day after a days sightseeing, we asked about the room, and the following day were moved to a larger room. The receptionist (male) seemed surprised that we did not ask sooner, and was very happy that we had asked to be moved to a larger room. In hindsight we should have mentioned this earlier, as even one of the maids said that our new room was better than the old one. We got the feeling that most of the staff thought we had been dealt with wrongly.
... If I were coming to Rome again I would return to the Hotel San Pio, and I would reccommend it to others. ... Apart from the problem with the rooms, it is a lovely hotel with very helpful and friendly staff. ... Excellkent, as long as you get a decent sized room.

The San Pio is a very beautiful and elegant hotel. My family was very happy and satisfied with the rooms that were assigned to us. Breakfast was so pleasant and peaceful in the dining area that you would want to stay for a long while. The food and service was also very good. The hotel itself is situated on a steep historical hill which makes it an ideal walking excercize - especially after dinner. Thank you. The Comuniello's!

We got the metro and walked but it took us a long time to find the hotel. The direction signs on the road were confusing. ... Very enjoyable. While the staff are generally polite (we have stayed in two other hotels owned in the same group), it would be nice if they said something like 'you are welcome to the Villa San Pio - enjoy your stay'. The reception staff are very efficient but can sometimes seem a bit cold in their manner. Perhaps it is just because they are very busy. The staff do always make any effort to ensure that guests are not kept waiting long to be attended to. Concerning staff, I would like to mention one member of the general staff who was always extremely polite, helpful and cheerful. He seems to serve as porter, barman and many other things as well. Unfortunately, I don't know his name but he shone above all the others.
... Our room was a bit on the small side.The wardrobe was very small and there was only one small drawer in the room. We were staying one week there and were away for a total of two weeks so we did not have enough space to hang or store many of our clothes. On the plus side we did have a large terrace off the room. ... None -it was very quick and efficient. ... I am not sure if your website mentions that some rooms have a terrace but perhaps that should be stated. The one small problem with the hotel is that it is in quite a hilly location and not particularly close to public transport. This was not a problem for us as we walk practically everywhere but I would not, for instance, bring my parents there as they would find walking to the hotel from the underground or bus too difficult. Taxis in Rome are expensive - particularly as it is almost impossible to tell legal from illegal taxis. ... I would say that the San Pio is a charming hotel in a lovely location that is just off the centre of Rome but still walking distance to many of the sights. I think 'charming' is the most appropriate word to describe the hotel. Personally, I would not stay in any other location and I visit Rome at least once a year.

We didn't need or use your directions as we took a taxi from the airport. The desk clerk was friendly and the porter was helpful. ... The room was comfortable, the breakfast was delicious and the grounds were beautiful. We noted that the television in the room did not work, but we did not care and did not pursue getting it fixed so we don't know if all of the stations offered worked. This was a very pretty, relaxing place to stay. ... The bath and Jacuzzi tub were a very nice feature. Our room was a quad and the two beds used by our children were rollaway, temporary beds placed in the room rather than permanent beds in the room. Those beds are shorter and I thought that was a bit cheap given the price for a quad. ... The hotel, grounds and eating area are beautifully planted in a quiet, tasteful garden. The rooms are adequate, but not especially large for a quad. We could have used more luggage space, but the room was certainly comfortable and the staff were very nice to us. I would certainly stay there again. We enjoyed relaxing and reading at the many outside tables. We did not try the dining room for dinner.

Many guests arrive at the hotel in rental cars from the airport. You need to provide detailed driving directions to and from Fiumicino. ... The hotel restaurant is not open on Saturday or Sunday nights. Many guests arrive or depart on the weekend & might like at least one meal at the hotel before striking out into Rome. The one meal we had at the hotel restaurant was only adequate in quality and was overpriced. The hotel desk distributed a map to a few area restaurants. The map was inaccurate as to some of the locations (sometimes by several blocks) and at least one of the restaurants no longer exists. ... Driving directions from Fiumicino Airport. Restaurant Hours. A map of the Aventino area (in addition to directions). ... Very nice European-style hotel, nicely decorated, with beautifully landscaped gardens and outdoor terrace. Very quiet area about a 7-10 minute walk from the closest restaurants & shops. Some buildings have very good air conditioning, in others it is completely inadequate. Be sure to request a room with good A/C if staying during June - August. Limited restaurant hours. Be sure to request a room with an enclosed shower (some are tub-only with a hand-held shower, but no shower curtain or enclosure). If driving to the hotel, try to get detailed directions from the airport and a good map.

It is somewhat tricky to drive to this hotel for the first time, without a very detailed map. No. ... Although somewhat removed from the hustle and bustle of all of the main sites, it becomes a 'haven' after a long, weary day. It is very 'Tuscany' in feel while centered in an upscale area of Rome. The gardens, terraces, buildings were all amazing. The rooms are spacious, beautifully decorated in typical Italianate style and the marble baths include Jacuzzi tubs.

It is a little hard to find and a few taxi drivers had to ask for directions or circle around. I think a better and larger map showing the hotel's location would be helpful. ... We attempted to book a taxi on departure, but were told we could only book one 10 mins before we needed one.This we did but unfortunately some very rude americans took our taxi, despite being advised that it was ours.As a consequence of this we had to take a taxi all the way to the airport, because by the time the next taxi arrived it was too late to get the train. Whilst this was not entirely the receptionist's fault, perhaps a better system of allocating taxis could be found. ... I would say that it was a very pleasant hotel, well situated, in a quiet area, but within easy walking distance of most of the sights in Rome. I would definitely go back and would have no qualms recommending it to friends, as we had it recommended to us.

I feel that the hotel has perfected the Rome experience. After a hot day of walking, there was the jacuzzi. As the sun went down, there was the huge balcony so we could view the spectacular scene from high on the hill. Even the hotel restaurant was perfect in the garden. This is a wonderful location and we would go back. The Hotel is very well run and we did enjoy our stay.
This Hotel could very easily become a 4 or 5 star rating if the owner would make some very basic changes.
I would suggest to the owner that he invest in and do the folowing: 1.- The beds are 3rd rate and very hard. The pillows are like rocks. 2.- The furniture looks cheap. 3.- The bed spreads are dark rough and dreary. Even look dirty. 4.- A good Engilsh Breakfast.
I think with so much invested in excellent facilities this improvement would go straight to his profits.
Tis is not meant to be critical but helpful.

I got the balcony I had asked for, but a small and dark room. SInce this was our honeymoon (and the hotel knew it) I had expected much better. But I asked to change room, and I got to see three others, where the last one was much better. We had to wait a couple of hours for that one, but was much happier there. We got married the following day after we arrived, and would have appreciated something extra from the hotel, like flowers in the room, but that is maybe too much too ask? ... Maybe they could make some more effort when people celebrate special occasions at their hotel.
And they should not run out of bread at 9 o'clock in the morning! ... Beautiful outdoor area, and some of the rooms are wonderful. Perfect location if you want peace and quiet.

The staff was very friendly. They let us leave our bags behind their desk as our room was yet to be cleaned, so that we could go out. However, they told us it would only take a half hour, so we decided to wait in the lobby before going out. We waited for an hour, and finally I asked about our room again. The receptionist had to check, but our room was ready. I do wish that they had let us know when it was clean. ... The property was represented fairly well on the website, but there were some things about the room that were disappointing. Some things looked pretty shabby. There was a wooden table in our room that had split. It was very obviously repaired with wood glue. The 'king' bed was in fact two twins pushed together. My husband and I had just as well been sleeping in separate beds because it was so uncomfortable to lay across the gap. The paint on the walls was cracked and peeling in some places. The tiny tv had no international channels. ... Our check out was very smooth. The receptionist arranged for a cab to take us to the airport. We felt the the property was a nice place to stay, but definitely not worth the price we paid. ... We thought that the hotel was nice. The women who work the reception desk during the day were very friendly and helpful. The guy who works at night was not nearly as friendly. As this was my first time to stay in Rome, I don't know what a typical hotel costs, but I do know that would get us a pretty nice room in the States. We weren't opposed to spending the money, but we were expecting a little more than what we got. I would not stay there again for the same price. If the price were cut in half, I would consider it.

The copies of maps the hotel hands out could be better. Better to stick with the professionally printed tourist maps published by the Rome transit system, which the hotel also has on hand. ... The furnishings, the breakfasts al fresco and mood of the hotel are reminiscent of another age. It was all very lush and restful.
As stated by others, it was quite a walk away from the main historical center, but a nice walk nonetheless. We so much enjoyed the Aventino area. The two restaurants recommended by the hotel on a list were excellent. I would also highly recommend the hotel's own restaurant. We had a first-class dinner there. And the evening entertainment was a nice touch. ... While the jacuzzi is a nice feature, someone in the room above ours decided to use it at 2:30 am. I am a very light sleeper and was awoken by what sounded like a washing machine above my head. The only negative in an otherwise excellent stay. ... Free, in room internet access is a great ... Perfect hotel. We stayed for five nights and we were very happy with our choice. Our room was very clean and spacious. We had a private balcony with a view of the city. The neighborhood location was quiet and a nice change from the noise and activity of the downtown area. The garden area and breakfast environment was great.
Distance was not a big issue. We did a LOT of walking and had to use a cab once or twice a day. However, the tradeoff was well worth it.
Staff was very helpful We asked for tickets to the Lazio-Juventus game in advance and they were waiting for us on our arrival.
In-room, free internet access was a nice extra.

There was only one point, when we left: We ordered a taxi five minutes to seven in the morning. The receptionist told us only to take the taxi named 'Bali'. That txai arrived ten mintes after seven o clock, took us to the station and asked for 18 Euro for a five minutes trip. He was very unpolite and claimed for the night-tarif mentioning that we ordered the taxi before seven o clock. The hotel should know this. Perhaps they work together with this taxi-service. ... Would recommend asking for a room with a jacuzzi as it is very good for relaxing after a day in Rome. ... They have a restaurant now, quite expensive but menu looked nice, we didn't go there. ... Very quiet, relaxed and friendly atmosphere away from the main tourist bustle of Rome. It is about 15 minutes walk from the coliseum in the other direction from the centre so a bit away from the main attractions but only a short walk from the metro and bus stops. The rooms are large and clean, the staff is attentive and the buffet breakfast has a wide selection served in the conservatory looking out to the gardens.

We absolutely loved this hotel! The staff was wonderful. The room, the hotel and the property were absolutely beautiful, quiet, and cool - loved the airconditioning! The breakfasts were served in an elegant garden restaurant which was all charm and friendliness. The mood was set by a woman playing soft music on a grand piano, the food was beautiful and the cappucinos and hot chocolates, delicious. We enjoyed three memorable dinners in the restaurant as well, where again, we dined in the garden where candelaberas are lit at dusk. The food was wonderful, the staff extremely attentive and we received complementary antipasta every night. Their treatment of children is superb. The Jacuzzi bath was a Godsend after all the walking during the day. We would go back without question. Fantastic value for the money. (the mattresses could be softer - all over Italy!)

On the website it is written that all double rooms have a jaccuzzi. It was one of the things we were looking forward to. But in the end only 30% of the rooms have one - and we didn't. Not close to public transportation, but not difficult to reach either. Staff passively helpful; little assistance offered, but given when asked for. Single, small elevator creates bottleneck at busy times, so if stairs are a concern, be sure to ask for a room on a lower floor.

The hotel is beautiful and we had a fantastic room. The balcony was huge and completely unexpected. However there was contruction in the building next door which was very loud and we felt pretty remote. It was quite a haul to any of the major sites. But if you don't mind a walk or are there for business I'd definately recommend it.

The room was small, very small shower and the sound proofing of the rooms was inadequate. Breakfast was good but lacked variety. Really small ancient TV. It was impossible for me to turn round in the shower, and you can forget about a couple having a shower together. ... For the size and specification of the room the price was high. I have stayed in far better specification rooms in London for the same money. ... Staff were not always polite. ... rooms were quiet and private but the room looked much larger on te Web than the room that we received. Also the room that we had had a terrace but the terrace had another acces route that was available to the public so that the terrace was not really private ... the reason I judged it as fair was because of the size of the room. Breakfast was great, the staff for the large part was extremely helpful and pleasant ... extremely quiet and peaceful hotel, conveniently located to the forum, Colesseum and within walking distance of subway and bus lines. Directions to the hotel from the Metro station were inadequate. ... The hotel room was very nice. However, there was a significant leak around the shower screen and the bathroom flooded every day after showering. I would have expected this to have been mended.

We had been confirmed with a room with a jacuzzi and on checking in we were advised we had the best room in the hotel so we didnot complain even though the room was small and had no storage for clothes for a six day stay and no jacuzzi. We found out towards the end of our stay indeed they did have rooms similar to what they promised us. We believe they operate on the principle that if no one complains give them the smallest room and hope they will take it. Through the rest of our one month stay in Italy we were provided on every occasion with exactly what the provider agreed to. Except for that feeling of being taken advantage of, we had a good stay in Rome. ... Tell them to make sure right from the first moment that they are receiving the accommodations agreed to.

from the web site I expected a little more. It stated that most rooms had spa baths and we did have one, but it did not work! And neither did the shower, we had to use the bath ... nice enough accommodation, excellent location to visit local sites and within good proximity to Metro lines.

we arrived early in the day and were given a room in which the shower door did not close at all. It actually feel on my wife. When I caled the front desk they said the repair person had a death in the family and could not com to fix it. We wer told to take a shower and use towels to mop up the water that sprayed into the room. They said the maid should have notified them about the problem, but they were full and could not give us a different room. The next day I found out from a worker in the hotel that the shower has been in that condition fro months, waiting on new doors. There were many rooms available when we arrived, and they put us in there on purpose without telling us about the problem. They cut our rate by 20 eu, but we paid far to much for that room. ... No services at the hotel, no restaurant some days, no restaurant for lunch (only dinner), no 31/12/2005 cellebration at the hotel, no help to find places in Rome with celebrations for 31/12/2005. Not as clean as I expected. In brekfest toaster was broken, so no toast for 3 consecutive days. ... I payed exactly as stated, but now I feel that it was very expensive for what I get, I feel with that peice I could have had a very good 4 o 5 star hotel in the center of Rome. ... Yes, negative: you need taxi to go anywera, location in not centric at all, nothing interesting at walking distance. ... Old, sleep-only place and far away from Rome Center. This is a hotel that is managed and operated by an excellent staff. ... One would almost want to keep this hotel a secret. Although not in downtown Rome, the location is quiet and very restful. The hotel is near the Metro (walking distance) so reacing downtown Rome is relatively easy. One can also use a cab ... We couldn't have access to our room until about 3.30 pm - we had to wait for about half an hour in recepion. ... On one occassion our room had not been cleaned by 4.30 pm and I had to request that it was done. I think it had been forgotten ... The hotel was delightful, very friendly and helpful staff. Lovely setting - and the room was lovely. Bathroom facilities were excellent. Breakfast very good. Price for extras were reasonable. Would definitely recommend this hotel

The off-season rate is good value for the money; the regular rate would be far too expensive for us ... Buffet breakfast was superb; much nicer than the typical 'continental breakfast'. Perhaps that could be mentioned. We expected just coffee and a roll, but were very pleasantly surprised. Also, there is now a restaurant on the premises that serves dinner; I don't believe that was mentioned and could be. ... A quiet, peaceful oasis in the otherwise busy, noisy, crowded city of Rome.

We were arriving late from Fiumicino airport and we had a lot of luggage and four people. The Hotel arranged for a minivan to pick us up at the airport. The driver was waiting at the airport with a banner with our name on and the whole process worked wonderfully smoothly. It was a great welcome. ... We were extremely happy with our room and bathroom. it was a lovely touch to have a pianist play at breakfast on Saturday and Sunday ... Villa San Pio is a charming villa hotel. Flowers blooming (in March!) and the birds singing each morning provide a serene beginning to each day in busy Rome. A bit out of the way from central Rome, expect to take taxis (located at a convenient taxi stand a few blocks away.) Villa San Pio is a good location if you want to see the Colosseum and Forum, although it is a bit far to walk to those sites from the hotel.

The only disapointment was that I had hoped for the room with the marble bathroom shown in the photo. I had hoped that by stating it was our honeymoon we would have a room with such a bathroom. Our room was modern and very nice. Apart from that, everything was very fine, especially the beautiful garden. They were most obliging in booking us a river trip, and letting us put our luggage with them after we booked out. Did St. Pio live there? ... I enjoyed the painted details and the furniture in the hotel. ... It went very well. ... Details of the oler part versus the modern part. ... We cannot forget the porter's smile and gentle regards to our children. ... The bathroom was clean enough but there were some rusts and stains around the bathtub and the controlls of Jacuzzi functioned awkwardly. And above all the stopper of the bathtub was broken and we had to work hard to drain the water. ... There is an internet facility in the room, but it is not easy to connect 'your' computer to the net. Taxi would be the best way to go anywhere and come back to the hotel. ... The room was very good in terms of being clean, spacious and private, but I did have a problem at night with the noise of the air conditioning/heating system. I turned it off in my roomm, but believe the loud sound of the fan or motor came from the room above. ... As an elegant hotel with inner courtyards and gardens in a peaceful and attractive residential area of Rome. This is important in a city which is so popular, busy and noisy. Although more expensive than the majority, it is worth the extra cost. I have been told by friends who visit Rome frequently that many hotels, though not cheap, do not have particularly high standards.

The only less posotive experience was that the hotell did not have doubble sheets. For my and my kids comfort is this important. ... A beatiful area of Rome. We enjoyed our stay very much and would definitely stay there again. The staff were very helpful and the location is beautiful.
The only negative points we found were the very poor soundproofing (we could hear everything from the next room), too little storage (drawer and cupboard space), lack of coathooks, and my wife found the bed too hard. ... In one of the best locations in Rome, out of the way and quiet, but within walking distance of restaurants and a short taxi ride from the centre.
Very nice hotel with excellent staff, one or two grumpy waiters in the breakfast room, but apart from that the staff went out of their way to be helpful.

Doorman was most helpful and friendly. Although we had asked for non-smoking room and were told that they didn't have any, we were pleasantly surprised by fresh smelling rooms. We reserved 2 rooms - one was very large and one was not (not sure why) although we paid same rate for both. Overall, the staff was very polite and spoke English and we would definitely recommend this place (though all the cab drivers had a little difficulty in finding it). ... Since it is in a residential area, most cab drivers were not familiar with it. Just give the clearest directions you can - that would be helpful. It was a great place. ... The evening prior to check out I asked about transport to the airport at the hotel's desk. I was told twice that the cost of a car was E 50.00 by two different male attendants at the desk. The following morning I asked again, and the young-lady attendant told me that it was E40.00. That was the price that the driver himself quoted to me. I gave him E45.00.
I think your web site should encourage people to use the car service. On the way to the hotel we took the train from the airport to Rome and then a taxi to the hotel. That proceedure probably took twice as long as the private car did and cost almost as much. Also, it is said that during rain it is impossible to obtain a cab in Rome. Fortuantely, it was not raining during our arrival. Our driver was careful, courteous, and helpful; and on another visit I would take a car both ways. Also, I would definitely stay at the San Pio again. ... The desk has a list of recommended restaurants in the immediate area, two of which we used. The were both excellent.

The hotel staff seemed extremely harried...they were all doing multiple tasks at once. They improved, but our initial impression was very negative. ... The airconditioning was malfunctioning upon our arrival. It took 2 hours and several calls and visits to the front desk to convince the staff that there was a problem. Once that was accomplished, the hotel engineer was able to remedy the problem. There were no drapes in the room until the second day, and the crew putting them in left the doors to the (2nd floor) terrace unlocked and ajar...a security concern for us when we returned late that afternoon. The room was much smaller than expected, but was quiet and adequately furnished. The terrace was delightful (and larger than the room!) ... We arranged to settle our bill the night before departure and were glad we did--again, the front desk seemed a bit overwhelmed the next morning. ... The location was a definite plus for us...we welcommed the quiet and calm each afternoon. The staff was most helpful re: taxi cabs...they have a very efficient 'radio' taxi system and we never waited more than 3-4 minutes for a taxi. It is not, however, a reasonable walk to most of Rome's sights, in our opinion. ... As above, a reasonable value for the price, very quiet, but plan to factor in the to and from taxi fares each day.

I was given a tiny room with a shower that one could barely turn around in. The management of the hotel did adjust the rate, however. ... We were disappointed in our room during the first leg of our visit. The bathroom facilities were in need of an upgrade, and the bedroom walls and furnishings were very worn. We had a very nice room on the last night of our stay, however. I regret that I did not ask for a room change earlier in our visit. ... While the directions were adequate, the more detail you can provide the better. The hotel in tucked away in a neighborhood setting and we found that any number of taxi drivers had some difficulty finding the hotel. ... I would recommend it as a very nice hotel, but one in which you should be very selective about room assignment. The desk staff was minimally helpful. Some of the restaurant staff who work the breakfast shift were not responsive, but our wait staff at dinner were very good. Dinners are good but fairly pricey.

The two people behind the desk who greeted us when we arrived weren't particularly warm, compared to all of the people who greeted us at the 3 other places that we stayed on this trip to Italy. ... My wife and I got a fabulous room but we both felt that the room furnishings were more than a little worn. Furniture was old and walls were in need of repainting.
There also was a chair missing. There was a space for it and no place to sit (or put things down on) other than the bed and a desk chair.
The staff we asked about dinner reservations seemed incapable about recommending specific restaurants.
And the 'Rome By Night' bus tour that we took was a complete waste of money. The guide spoke in 4 languages--there should've been an english-only tour. And at that ridiculous cost for the 5 of us, your front desk person should've recommended a private car. ... Comfortable place in a residential neighborhood but too far from where the action is.

The information given to me regarding the Internet access was very confusing. At first, I was told that the 'old system' had been taken out (ie. the Web TV) so there was NO Internet in the room, ONLY computers in the lobbies of each of the buildings and the various rates for the different periods of time. This didn't help me as I need to use my laptop to access my workplace network in Canada. So, then I tried to get wireless access, which was only available in the main lobby. Finally, after several questions to the hotel staff at the desk did I FINALLY find out that there WAS Internet access in the room and all I had to do was plug in my computer and pay the fee for whatever time period I wanted. It took me about two days to finally get an answer -- the staff kept telling me about the rates when what I really wanted to know was where to plug in my computer to get Internet access. It was very, very frustrating. The website says there's internet access in the rooms, but there's no one at the desk who can help and answer simple questions. (Actually, I got the WRONG answer to begin with). ... It's a nice residential area, but that means you have to walk a fair distance to find a good restaurant.
Considering it's so close to the FAO, and I'm sure many of the clientele of the hotel have business there, I find it odd that there's no business centre (e.g., a room with a printer, copier, fax machine, etc.). I've asked the staff to make copies, etc in the past, but it's hard to get multiple copies made of things. And if they're busy, you have to wait. ... It's nice, but it's not very well organized for business travel.

The property was very nice and the room we were in had a terrace and was a larger room so that was nice. But, there was a bad odour in the room that seemed like a plumbing smell and the wardrobe had dirty towels in one drawer and an old sweater thrown on top which put us off. It was also very noisy when other guests were in the hallway coming and going from their rooms.

Cleaning and waitstaff were very pleasant and friendly. The front desk staff however, was unwelcoming and made us feel like an inconvenience whenever we asked for advice or requested a service. ... It now offers a full service restaurant. ... The rooms and facilities are charming, but the front desk staff, although responsive to direct requests, was neither friendly nor particularly helpful.

VERY small room - not at all as pictured on website. Jacuzzi did not work. ... See comments above ... I would describe this hotel as a lovely small hotel in a residntial neighborhood. I would, however suggest that they spend what is necesary to get a larger (than standard) room.
