A charming B&B in a fantastic location, just a couple of minutes walk from the Spanish Steps. Rooms were spotlessly clean, very quiet and the beds comfy. A simple but tasty continental breakfast is brought to the room at whatever time you like and there are plenty of lovely restuarants nearby too. Couldn't recommend highly enough!

Bit of a mess up wiht the taxi that we had ordered to meet us at the airport. Other than than excellent hotel, venue and lovely friendly staff.

Lovely central hotel with lovely rooms and friendly staff. There is no common areas such as dining room etc. Breakfast is served in the bedrooms.

We came in very late because of a delayed flight. Roberto was there waiting for us at 1am in the morning!!! It was awesome.

Roberto went the extra mile in helping us know where to go for our villa later that week in Tuscany. He called and helped us translate the Italian into easy to follow directions.

Our room had a glass partition at ceiling level to preserve the ceiling art but this could be a problem with noise from the ajoining room and light could be seen. This was ok with us as our neighbours were our travelling companions. Breakfast very limited croissant could be nicer if freshly cooked or warmed plus a change in jam occasionally would help. Good safe but not in all rooms.

Situated on a shopping street but not too busy but it would be too noisy to have window open. Has good air conditioning. Plenty of hot water vital after a long day touring. Ideally situated for visiting all major sites. Rooms created from original larger rooms by clever design and partitioning walls with very high ceilings.

Was suprised at first as we were expecting a more traditional hotel. The office space was very cramped and 'Mom and Dad' who were older helped us up with our bags.

The room was fine, though a little small. There were some light fixtures missing with wires coming out of the ceiling and part of a glass shower door was broken. The room was not quiet - with the location of the hotel, lots of traffic and emergency vehicles could be heard late into the night. The TV service was horrible - two channels came in somewhat clearly - but who comes to Rome to watch TV anyway.

The two best things about Eva's are the location and the ownership. It is great to be in a location that is a five minute walk to the Spanish Steps or the Trevi Fountain and to the Metro station to access the rest of the city. Bus 116 that comes right in front of the hotel was also a helpful tool in getting around town.

I would probably stay there again if I could get a different room. The location is awesome and the beds are comfortable. It was nice to have breakfast brought to us in the room although it isn't much of a breakfast. It is right next door to a nice bar for panini and pizza as well as a Tabbachi and Gelateria.

We enjoyed our stay very much but the lack of a telephone in our room and in the room of my family caused us some problems. The phone in the hall was almost useless and very difficult to use. Phones in the rooms are essential and it was the one question I failed to ask you. In our case, because of an emergency at home, it was very important.

Situated in the heart of Rome, reasonable quiet. Accommodation clean, comfortable beds. Very basic breakfast- would have expected a little more for the money that we paid. We would stay there again.

Eva was there to greet us and offer help with whatever we needed. I was glad to see we weren't just provided a key and abandoned, but there was someone around the clock in the office downstairs to assist with questions, directions, reservations

The room was immaculate and spacious. It was slightly noisy on Friday night, but quiet the other nights.
The staff was top notch - very helpful, above and beyond our expectations

They arranged our travel to the airport with a great cab service. Offered an alarm clock for wake up. They knocked on our door once cab was there at 4:45 AM and helped with our bags and saw us off. I felt like I was visiting family.

I don't think you included hair dryer which when coming from outside Europe was nice to have, also elevator which after lugging bags everywhere is nice. Not sure if mentioned frescoe ceilings but was nice touch. I would focus on the service a little more in write-up as mentioned above, I didn't expect someone on hand around the clock downstairs. May want to tell people to bring travel alarm clock. Nice that had in-room safe so may want to mention.

the airport. Limo arrived promptly in the AM

Upon our arrival, we were greeted by Asim. He was so helpful with everything from directions and maps, to recommendations for dinner and drinks.

The room was small, but quite nice and very clean. The balcony was nice, we had breakfast there in the morning. THe bathroom was brand new and very beautiful (great shower).
I would have liked fresh towels every day. The room was not very well lit. And the area was a bit noisy, but that is what happens when you want to be in the middle or Rome, and very expected.
The staff made us as comfortable as possible.

Room was fine with a lovely fresco on ceiling. A little dark and a little noisy on a Saturday nt but the location is unbeatable.
Would have liked a bath in the room rather than a shower and breakfast wasn't great.
However, would definitely recommend and return.

The accomodation was described as a junior suite, it was not a suite (which to me implies 2 rooms) but one large room. However, I would say that the room was fine and perfectly able to fit 2 adults and 2 children.

The room was at the front of the building facing the road. There was quite a lot of noise from the road at night.
Breakfast was disappointing. Although we did not expect too much, the croissants offered each morning were not fresh but pre-packed.
The rooms shown on the web-site looked beautiful. The room we were allocated was perfectly acceptable for our visit but did not match the photos on the web-site.

Check out was at 10.30am. It would have been useful to have been able to leave our bags during the day (our flight was in the evening). Whilst I may have lost some of what was being offered in translation, we were offered the choice of leaving the bags on one of the landings, without the bags being securely locked away. This clearly was unacceptable so we ended up using the left luggage at the main station.

The location is great. Its central (a very short walking distance)to all the famous sight seeing places. We felt very safe there, with both its set up and the presence of staff.

The reception Staff are extremely helpful and very polite. They helped with directions and booked cabs etc for us. I could not fault the service we received.

We booked 2 rooms for 2 couples. At the top of the very high ceilings there was a glass panel (the wall was not as tall as the ceiling and it was filled in with glass and covered by a curtain). As a reult of the glass we could hear every word and noise (!) that was coming from next door. Luckily they were friends but otherwise it would have been very annoying.

Fantastic location - ideal for a short visit to Rome. Very clean and good air conditioning. Rooms were a little quirky (see above) and the breakfast was not very good - we ended up eating out instead.

I can confirm that Eva’s Room was perfect for us – it was central – it was clean – it was quiet (no hotel noise) – if you wanted to capture the atmosphere in the street you could open the window – but closing provided a great nights sleep. It was, as I said perfect for us.

the pictures on the web site all show rooms with decorated roof. I don't know how many rooms like this are available, but our room was more than ordinary.
The direction should also think about changing the lighting in the room : these white pale lights all over the room make the atmosphere very cold.
