Absolutely fantastic. The owner went out of his way to make sure that we enjoyed our stay. Although we arrived at about 1.30 a.m. he arranged for us to be picked up at the airport and was at the B+B to greet us and stayed for an hour to make sure that he'd given us lots of helpfull advise on where to go and what to do/see in Rome and to answer all of our questions. ... I will rocommend B+B Emanuele to anyone I know who is planning to stay in Rome. ... Tottaly hassle free and could leave luggage in safety for the day until we were due to leave. Only slightly negative comment would be that when I went to pay the balance of the bill I was told that it had already been taken from my credit card. When I checked, sure enough the exact balance had been taken a day or so before we left. I wasn't asked for authorisation for this which I found slightly suprising. This may be standard procedure but I think that it should possibly be reviewed. I really have no complaint though as I had intended paying a little more than the balance as a tip! ... Pictures of the lovely private central outdoor atrium that serves all of the buildings in the building should be included on the webpage. My girlfriend found this very handy to go for a cigarette without having to go out onto the main street. It's also a nice quiet place to sit and have a glass of wine. ... Excellent, friendly, good value for money. Walking distance to all of main sights and tourist spots. Slightly too near the slightly dodgy (at night) termini station to be a perfect location - although we saw or experienced no trouble. Highly recommended.

We got access to the room prior to the official access time without discussions. ... Emanuela B&B is a place we would recommend to our friends. The location was ideal and the room was better than expected with modern interior and good cleaning. On the negative side was possibility of noice from other guests, but they were in the same situation and did not disturbe us. The breakfast was rather simple but included basic standards. The receptionist was not English spoken but it was easy to communicate anyhow and no misunderstandings arose. We got written recommendations to restaurants in the neighbourhood. One that we selected was worth visiting.

We had a reservation for a taxi, so property directions were not needed. The father of the owner was present at arrivel: a drink was offered and directions to a good nearby restaurant were given. ... Staff was very polite, but knowledge of another language than Italian was very limited. For us, it was no issue. Rooms were clean and very quiet at night. ... We had a pleasant stay. The property was in short range of public transport to the city centre. Rooms were very clean. Breakfast was basic but good. The service was friendly. ... The Bed and Breakfast Emanuela was good value for money. If we would go back to Rome, we would take the BB again in consideration.

breakfast needs great improvements. It truly is not worth eating and the coffee is the worst I have ever tasted. There are no ironing facilities. Besides that everything was OK for the price we paid ... No ironing or laundry facilities ... It is fair and reasonable

When we arrive, we press the bell for a long time but there was no one. It happened that a resident came by and let us in. We then waited outside the house while trying to call the contact.
The room is nice and we like the room. One set back is that the reception person does not know how to speak English and we cant find out any information from him.
However, I must applaud Emanuela for preparing some facts sheets on the area. However, some information do need to be updated. Like one of the restaurant recommended has actually close down.
Overall, it was a good experience staying there. ... The room proved to be a good place of resting and comfort.

Good news is that Giovanni and Cristina were very nice. Bad news is that the double room I requested was terribly tiny. ... Our double room was right off the reception area, which was noisy. On the good side, the room was immaculately clean. The best part about the B&B Emanuela was Giovanni, who was very nice, and Cristina who was very friendly. ... The B&B Emanuela used my credit card for billing and I did not want them to. I wanted to use my credit card for reserving the hotel and my husband's credit card for billing. I think they should ask you which credit card to bill BEFORE they bill. ... I would only say that the B&B Emanuela is a very tiny room and that people should know that beforehand. I was expecting a normal-sized double room and the room we had was so small that we couldn't even walk around. However, the people are very nice and the room is very clean. ... I would say that the room is extremely small, but very clean. The staff is nice, friendly and helpful. The breakfast is very tasty and plentiful. The location is convenient to transportation, but it is not a great neighborhood. All in all, we were fairly satisfied.

We arranged through the Emmanuela, a taxi to pick us up from the airport and sure enough as we left the airport there was our taxi, we were taken right to the door of the Emmanuela. We were met at the door by the owner of the Emmanuela who was very charming and polite. ... The room was exceptionally clean and spacious, much better than we expected.
The staff were very kind and helpful, they gave us a map of Rome, and an information booklet on places to go and which buses and trains we would need to use in order to get to these places of interest. We used the map and booklet constantly throughout our stay, it was very helpful indeed. ... We paid our bill on arrival, (our choice). Because we had a night flight, the staff allowed us to leave our cases at reception, and gave us keys to come and go as we pleased. The Taxi was punctual, it was the same driver as on arrival. All in all everything was to our satisfaction, and we had a wonderful holiday. ... The Bed and Breakfast Emanuela could do with a safe, either in the apartments are at reception, as we had to carry all our money and passports on our person at all times. ... I would recommend the Emmanuela to anyone staying in Rome. From the outside it is very deceiving, but once through the great doors, it is another world. Very Clean, bright and spacious. Breakfast is basic, tea, coffee,juice, bread and jam, but more than adeqyate. The kitchen can be used to cook your own food if you so wish, all pots and pans are provided. I would definitely use the Emmanuela again.

A lot of tv-channels but nothing on. I would appreciate the posiblility of listening to radio/music i n the room. ... This is the perfect little hotel, right in the middle of the city, friendly and beautiful. The room was very much worth its price.

Observation number 1 The way to B&B is a little bit unclear. However, the distance from Termini is stated in the brochure.
Recommendation number 1 As most of the people arrive from Roma Termini, I would put the red line on the map showing the way from the railway station.
Observation number 2 The B&B apartment is not visible from the street at all and numbers on blocks are unclear as well. I took me 30min walk with heavy luggage to find the place as numbers on blocks are confusing. Believe me for women having a heavy luggage it might be a nightmare.
Recommendation number 2 It is necessary to put a visible indicator attached to the building so that people could notice B&B from the distance 30-50 meters.
Observation number 3 The guests do not have access to the elevator. Therefore, they have to carry heavy luggage on the third flour, it is really painful however I am young and strong. What about women with a heavy luggage?
Recommendation number 3 The receptionist after receiving the message via telephone line from the guest asks and if necessary walk down and open the elevator.

Maybe,it was the operator(mine) fault but there was a problem with setting up temperature so it was really cold during night.Sorry to say but the breakfast was served a little bit late than discussed but fortunately my departure time was flexible so it was not a big problem at all.However,for some of the guest it could be.That is true that I requested the breakfast early 7 am on Saturday. ... The payment was confusing as initially I booked the room with Visa Card but when I arrived they ask for cash.Hopefully,I did not pay double (cash & card).I will verify this and in case of problems I let you know. ... nothing specific. The programming fault noticed, question 9 is not marked but the system informs about question 11 as not marked. ... Clean, pretty spacious and thanks God not noisy.A relatively short distance form Termini and the receptionists polite.

We were rather annoyed that even though we had emailed 2 days in advance to say that we would be arriving at 2pm there was no-one there to meet us, in the scorching sun of a Rome afternoon this is not good. We waited for a bit and luckily someone let us into the reception of the building but we were very annoyed. We eventually phoned up and an hour later the old man turned up with no apology, so I don't think we'll be staying there again if we stay in Rome. The rooms were clean and very well maintained. Breakfast was rubbish, no cheese, no fresh fruit, orange juice tasted awful, we were left hungry. ... The rooms were clean and very well maintained. I was made very welcome. The man who greeted me could not speak English but we managed to communicate what we both neede to know. he offered me a drink of orange juice which was so welcome after travelling. Also was able to tell me where a local restaurant to eat at was located close by and how close the tourist sites which were within walking distance of the B & B. ... The room was spacious and all facilities were there. Tiles on the floor gave a cool feeling on a very hot day. ... We left early in the morning to go to the airport. ... A very good place to stay. Close to tourist sites. Easy to get to a Metro Station or use bus or tram. Local restaurant close by provided good food at a reasonable price.

B&B Emanuela was expectional. We were a little worried about this booking at the beginning since we could not find any online review for it, but it turn out to be cleaner than some of the 2 star hotels we stayed at. ... Only the last day, bathroom wasn't cleaned, we were not sure the reason. ... The staff was very helpful, they even helpped us calling a taxi. We will definitely stay with them if we go back to Roma again. ... It's very clean, very spacious. People are very friendly. Should stay there if you go next time.

Our accommodation was clean and very comfortable. The one negative was the noise from the kitchen late at night with guests preparing meals and talking. We were right by the kitchen. Christina was friendly most helpful. Thank you ... My husband was pleasantly surprised with out room. The neighbourhood where the B & B was located is a little intimidating. ... Clean and comfortable. I would recommend your B & B to my friends and we would stay there again if we come to Rome

The owner wasn't able to accomodate us in Emanuela but he gave us the room in another B&B - Gioia B&B (10 min walk from Emanuela B&B). We were very satisfied because we got a huge room with ensuite bathroom and a balcony in a quiet area. The place was very clean, pleasant and really beautiful and I can recommend it to anyone. ... The property we stayed at - Gioia B&B - was a very pleasant palce to stay. The place was very clean, pleasant and really beautiful with a nice service and a delicious breakfast. ... This was a lovely place and good for the price. With the exception of the nice Russian guy we met on arrival, don't expect a warm and cozy host. No one was there during the evening hours. ... The best part about the place though was that all the guests congregated in the kitchen from time to time. I met an ex-pat from UK who now lived in Spain, an Iraqi doctor and his wife who live in the US, and a nice couple from Washington State. I got into some interesting conversations with these people. All in all I would recommend the place with some reservations. ... The girl on the desk as we left next morning was rather unpleasant, not warm. ... The location was good enough, but I sure would not want to arrive late at night. The check out here is earlier than other places. Can't remember the exact time(10 AM?) but we had to hustle. ... The owners wanted cash, but the website said they took credit card. After insisting, we did pay with credit card. ... It seemed to be in a 'rough' neighborhood, but it was a short walk to the Metro. The rooms were spacious and very clean. The breakfast was a little cramped for space, but it was relaxed and a 'help yourself' feel to it.

Despite the fact that I informed you of our arrival time, there was nobody there when we arrived. We panicked, because it was saturday evening, 23 h. It took a while before somebody arrived, and we had to phone him. If we had not had a mobile, it would have been a serious problem. We really had a great stay, just one suggestion... it would have been helpful to know that there would be no one on site that spoke English. It was a bit difficult to communicate our need for transportation the day we where leaving. Our flight was at 8am and luckly we caught up with Geovoni the night before to set up transportation and to pay. He is a wonderful guy and everyone was very friendly.

Even though the woman who welcomed us when we arrived was polite it was very difficult to get any information at all of her as she didnot understand or speak English ( and we did not speak Russian! )
... Except for the breakfast which was very poor. We did not get more than one croissant each and butter and one sort of marmelade ( no cheese at all ) and that is not even a 'continental breakfast' ). The coffee was good though. ... The receipt was well written by the owner of the B and B I guess. So even if we could not speak with the woman in charge it went well and quickly. ... I think that it was a very good standard of the B and B and we can very well think of coming back again. It was quiet and nice and we were very lucky to have a room facing the garden. The bed were very good and the bathroom and the room very clean . ... I have only good things to say about this accommodation and I recommend my friends to try it. But I have to tell them to bring their own breakfast.

The problem was that they hadnŽt got card machine to pay so we had to look for a bank and withdarw money and so I had to pay a comission of 10 euros for it ... IŽll recomend it to my friends and also the web romeby.com

We arrived very late in the evening and there was no-one around. But on the door was a note with a telephone-number. After we dialed the number the receptionist arrived within five minutes ... There was a inner garden in the building. But there was nothing to sit on. A couple of chairs or a bench would have nice ... A small B&B in the centre of Rome in a very lively multi-cultered area. A bit noisy in the evenings en the nigths. But clean en spacious rooms. Breakfast was served at the time you wanted en was enough. We had a good stay there en were satisfied.

The place is nice and clean. However, the neighbourhood isn't very agreeable. Still, it's not very far away from the center. The lady who owns the place doesn't speak English, but we didn't have a problem with that too much.

I had emailed ahead of time to make sure someone would be there to let us inside the building - otherwise I don't think anyone would have been there. ... The breakfast was dreadful - packaged toast and buns. Bread is so cheap in Italy, I would have thought it should be quite easy for them to at least get fresh bread for the morning. ... I wanted to pay with a credit card, and I learned upon check out that if you want to pay with a credit card, you have to do it the day before. This was never stated to me, was not written anywhere on the B&B literature provided, and the receptionist spoke no English, Spanish, or French, so there was absolutely no way I could have known this. I didn't have cash to pay her, so she had to take the card, but was quite annoyed at me. ... If you want to pay with a credit card you have to do it 24 hours in advance.
... Fine, but I wouldn't stay there again.

Our room was clean when we arrived, but in four days we were not given clean towels, even when I left mine on the floor. The room was impossibly small, no reading light, no telephone, musty and noisy. No one is available to ask questions of or to handle an emergency. Best thing about Emanuela was the coffee in the morning. Otherwise, stay away. ... Go someplace else.

We had little difficulties in arriving, as the phone was not answered very often, and thus it was quite long unclear for us, if there would be anyone to open the door for us when we arrive (but we got contact at last before getting more worried). ... The environment was not so quiet, but after all, it was new year's eve and as its situation is very central in Rome I believe that nothing better could be expected. --And maybe we finns are just so used to quietness here at home!
But all in all, it was quite a good value for your money, and especially cheap taking account the holiday season and the fact that we needed a 4-person room.

My only complaint is that the Receptionist spoke english poorly. ... The towels weren't changed as often as stated. ... A clean accomodation. The room was big enough. The accomodation is nearby Termini-station and therefore easy to reach.

There was a problem with the hot water - it ran for 2 minutes maximum, and then it used to turn cold. I don't think the cold shower was what I was supposed to get in Rome! ... I discovered that getting to Termini area late in the evening is tricky - the buses there run unfrequently and the underground may be closed. The pickpockets in the Termini buses are quite a danger, too. ... It was clean, it was nice, there was a kitchen where you can get some tea, but there was a problem with hot water and getting back there even before midnight.

We had to wait 20 minutes for somebody. ... The fact of having to pay with cash. The credit card machine was spoilt, as the boy told us, but, checking in on tuesday and checking out on saturday, is not possible to be all this time without the service.
