We were moved to another property on the third night. Residenza Vaticana. Since our luggage was moved for us and it was closer to the Metro for departure on Sat, we did not mind. The room was quite a bit smaller and the bathroom was miniscule. ... The breakfast is not anything satisfying. It is pre-packaged carbs, fat and sugar. I ended up purchasing healthier alternatives at a deli and storing them in the fridge. ... Great for the location but the room was at street level and I could not open the drapes for lack of privacy. All towels, sheets and floors were very clean . Beds comfy. Salvo, was excellent at giving us recommendations & map info for touring the city. Also, breakfast staff was very polite.

The manager, Salvo, was most helpful and charming on both of our stays. He was very friendly and warm, yet professional. Vera, the housekeeper was lovely and helpful. Other staff people were nice, as well. The location is perfect for walking around all of the old city. We enjoyed our stay immensely. ... We would happily recommend Residenza Ave Roma. It is a ,clean, comfortable and friendly place to stay. Breakfast was good and attractively served in our room - a nice touch. ... No problem. ... Comfortable, not lavish, but clean and quiet. The staff is so welcoming and charming it's hard to believe you're in a big city. They make you feel like family.

We were greeted very warmly by one of the innkeepers. His english was not so good but he was able to help us with everything we needed including operating the TV.
The room was very nicely furnished and felt very much like a home. It was well lit and had ample space for a family of four. The breakfast table was a bit small, but we the breakfast was very generous and delicious. ... The innkeepers were very accomodating and even allowed us to use their computer to check mail for a small period of time.
The housekeeper was amazing. After the first day, she remembered what each of us liked to drink for breakfast and brought it without asking the subsequent days. ... We were asked to check out the night before. It was a little inconvenient to pay all in cash, but we managed easily. ... We didn't realize what a great resource that Salvo, one of the innkeepers was for restaurant suggestions. He steered us clear of a very good but too pricey restaurants, and gave us some very good and more reasonable ones.
The lady who cleaned the rooms and served the breakfast was very sweet and helpful even though she spoke very little english. Our toilet had trouble flushing and she came in to jiggle it and made sure someone came in to look at it. ... The residenza ave roma was an incredibly nice find. It definitely lived up to its claim that its a home away from home. The decor in the hallway, the small number of rooms, and the decorations in the rooms all lent to a very nice feel. The really nice and helpful innkeepers and housecleaner attributed to the pleasant atmosphere.
In a bustling city, it was very well situated to walking to Piazza Navona and many other famous sites such as Castle St Angelo,the Vatican and the Spanish steps. Walks to the underground trains and busstops were also very convenient.
Although the residence was very close to a major street, once you walked down into the residenza, we were pretty sheltered from the traffic as well as cool as it was partially below ground.
Just about a 5 minutes walk to the bridges, we saw some absolutely breathtaking views of the Vatican and Castel St Angelo at night. It was a great location.
A great find and well worth the money. We would definitely go back to our home away from home again.

It was excellent. We would definetly recommend this property to others. very good experience. ... Very near to Vatican City, rooms are very nice, clean and quiet. The staff goes out of their way to accomodate your every request. Within walking distance to many popular spots in Rome, with Bus and Metro access very convenient.

Mr. Salvo was extremely kind and very helpful. He gave us a great deal of information about the neighborhood and showed us on a map that he provides for guests how to find any location we asked about. He showed us everything we needed to know about our room and made us feel very welcome. ... Wonderful B&B in a great location with extremely friendly and helpful staff; our room was small but immaculate with nice amenities and high quality linens and towels; a lovely continental breakfast was brought to us in our room each morning; we would definitely stay here again

Wonderful, warm reception with a map and information on things to see. It was a welcome place to land after a long nights travel. We arrived earlier than check in time and the room was ready for us to freshen up in which was a blessing after the trip. ... Very enjoyable talking to the manager who was very helpful with dinner suggestions and any other information we needed. Good breakfast provided and delivered right to our room. ... This may already be on the website (I don't remember) but the location was EXCELLENT. Very close (walking distance) to Piazza Navona, the Vatican and many other sights. The area of town felt very safe even at night and was quiet for sleeping after dark. ... A lovely experience for our first night in Italy. Courteous, friendly staff that made us feel very at home. We would definitely stay there again on our next visit to Roma.

Apart from a suitcase delay and damage, everything went very smoothly. We did in fact take a fixed price taxi to the hotel, using the airline guideprice. All was fine. ... Everything was perfect. ... The staff, particularly the Manager, Salvo, were extremely helpful. We had problems with our credit card use and Salvo did all he could to help us. ... Just it's so wonderfully quiet and close to all major sightseeing attractions. ... Yes - we already have and recommended it.

No hotel-sign other than a small nametag was hardly impossible to discover. The taxi-driver could not find the correct entrance! The rooms facing street must have information on the web that the window is below ground and behind bars, what happens if the place catch fire. No fire-extinguisher available. ... Cleaning was not up to standard, hairs in the bathtab etc. ... Hotels in central Rome are expensive yes but this place has no 'livingroom so you are forced to the dark room with a window you cannot open because people are walking outside. ... See comments above about window and fire ... A funny place I would not visit again. Nice staff but poor place other than cloose to central Rome.

They charge 1e for a local call! Beverages in the bar fridge a little too expansive. ... Nice and very clean accommodation. Room is on the dark side for reading maps etc, being in a semi-basement.Near all major sites within walking distance.

My daughter and I were very pleased with the lovely accomodation, and the beautiful breakfast. The lovely young lady, ( I wish I had remenbered her name) was extremely hospitable and helpful. I would recommend Residenza Ave Roma to anyone needing a B&B while in Rome.

I forgot to print out and take the directions to the hotel, but we found it anyway (getting a different bus from the one suggested)! ... A lovely place in an excellent location. Everyone was very friendly and our room was brilliant. I would definitely recommend this hotel.

We were very late in arriving due to the breakdown of the train from Venice. I did keep the personnel at Ava Roma apprised of the changes. The additional difficulty of having to retrieve our bags from a previous hotel complicated the issues further. We were able to work out the difficulty but it was not ideal. ... The staff who serviced the rooms, providing breakfast etc. I didn't realize that Ava Roma was in the downstairs of the building. Regardless, the room was lovely and the morning staff were most accommodating--
... The staff had the bill prepared but the MC/VISA machine was not working and the staff person asked if I would go to the bank and get cash. I refused and suggested that he get the machine repaired. I must say that I was not pleased that I was asked to ... I didn't spend much time on the website because a friend recommended Ava Roma to me so I communicated primarily by email. ... I would describe it as a reasonably priced, well maitained option for people visiting Rome who were looking for quality accommodations for the price.
