Questions 4 and 10 both relate to the fact that the room was supposed to have air conditioning and the unit did not work. The room was the correct one and very nice. We liked everything else very much and this was out first experience with a B & B in Europe. The staff was esspecially helpful. ... I was very pleased that I was able to leave my luggage for most of the day after I checked out. This was a great help. ... I would recommend it to anyone who does not need the services of a regular hotel. I would stay there agian.

The staff at Annette B&B was very helpful and courteous. The B&B is located in a great neighborhood right next to Vatican and public transportation. We spent Christmas there and enjoyed ourselves so much! We had a wonderful time! Thank you!

It was very easy to get there owing to excellent guidelines. We used public transport and found the place easily. ... The quality of the room was excellent - very clean, the furniture, bathroom and kitchen equipment seemed to be brand new. Also, the room was more spacious than we had expected, which was a great surprise. The breakfast was as described in Worldby.com. The owner and staff were VERY friendly and helpful - we did feel at home there. Room service was provided every day, so we felt really spoilt. I would compare the standard with a 3-star hotel, plus we got the cosy atmosphere. The only drawback was that we were close to a noisy street - but we got used to it and even got to like it... The place is close to most main attractions of Rome, as well as public transport. ... The owner made it possible for us to leave our luggage in his office, even though we collected it after the office closing time. ... A great place to stay at when visiting Rome!

We were met by George the owner, who was very gracious in showing us our room and the communal kitchen. ... George was an excellent host. The rooms and kitchen area were impeccably maintained. George personally made coffee, toast and eggs for us for breakfast. There was yoghurt, cheese, crackers,jam, fruit and fresh milk and juice for us at all times in the kitchen. Because it is a small bed and breakfast, it was very quiet but very well situated. The personal service made us feel special. The private toilet and shower were clean and well finished. ... George arranged the previous night for us to be taken to the airport by a Mercedes Benz SUV taxi for an early morning flight, so we paid him the night before we left, and never had an official check out. He went out of his way to ensure we were well taken care of. ... The Annette bed and breakfast is very conveniently located within walking distance to the Vatican, the Spanish Steps and a host of 'must see' sites. It is close to a bus stop, the subway, and several nice restaurants (including one George owns), and shops within a couple of blocks of the building. Our room overlooked a picturesque courtyard. The building was very secure. We enjoyed internet access and appreciated the safe in our room to store valuables. ... For the price, location, and comfort it is a great deal!

We reserved the P/U at the Airport. It was fast, affordable, and on-time!! ... The rooms were AWESOME!! They are HUGE with a capital 'H'. There was a full kitchen (shared with 2 other rooms)for the guests use, to include an oven and a refrigerator. Those who like a 'do-it-yourself' breakfast will be pleased. We stopped by a little store and got everything we needed. The location was PERFECT, especially for the Vatican, with a convenient bus-stop for all other parts of the city. If I had one complaint, it would be the street noise, but close the window and shades and its (almost) gone. Don't be intimidated by the 'external bath', its private and right across the hallway. It was the perfect weekend retreat!! ... too easy!! ... There is a full kitchen with service. That is a huge plus!! Let people know that there is a refirgerator and stove for the guests use. Plus, a free safe for the valuables should be better advertised!! ... The best place in Rome (for the money). Perfect location, HUGE rooms, and a (mostly) quiet neighborhood!!

Positive - it's not only breakfast that you have. There are always open self service kitchen for guests and its possible to prepare by self the lunch and dinner as well. ... Reccomend. Very safe place, very near to city centre and Vatican area, but on the other hand out from noisy places. Great place to stay.

Taxi was arranged via Annettes and the service was great. We had someone pick us up to take us to the hotel and at the end of our trip from the hotel to the airport. Very good service. ... We were very impressed by Annetes and would definatley use them again. ... Annettes allowed us to store our luggage for the day whilst we were out and about we came back at 6pm to wait for our taxi and the security guard was there to meet us and allow us to collect our luggage - the taxi turned up5 mins later! ... We would definately recommend Annettes to a friend - they location was perfect for all sites in Rome, the B&B was very clean, spacious and use of the kitchen area was great.

IT WAS DIFFICULT TO COMMUNICATE AS THE STAFF WERE ONLY ITALIAN AND WE WERE ONLY ENGLISH ... OUR UNDERSTANDING OF A BED AND BREAKFAST IS THAT BREAKFAST IS SERVED AND NOT PROVIDED ONLY. EACH ROOM SHARES THE SAME FRIDGE IN THE KITCHEN. SOME OCCUPANTS LEAVE THE KITCHEN IN A MESS AND YOU HAVE TO CLEAN IT BEFORE YOU CAN USE IT AND THEN LEAVE IT CLEAN AGAIN. WE USED THE KITCHEN TO PREPARE OTHERS MEALS ASWELL. WE HAD A GREAT STAY THERE. ... COZY, CLEAN AND VERY CENTRAL TO TOWN.

The directions for the cab driver were a bit confusing but it was OK. Upon arrival George was so helpful, he went beyond the call of duty, We were early and the rooms were not ready BUT he made us feel welcome, he gave us much needed tourist information,, ... All my thanks to George, he made our stay very enjoyable, I hope to visit Rome again and I would definitely like to be able to stay there again, it may be a bit far from the sites, BUT the hospitality was worth it. Thanks again.. ... I feel the Euro exchange at that time was higher I would have like to have charged it at the time of booking when the euro was less. ... your web site was clear, When in Rome, you expect to walk and walk so, the distance from the tourist sites are a bit far. I was unfamiliar with accommodations in Rome. When we arrived at the location described in the bulletin, there was a massive locked door. It took a few minutes for my daughter and I to assess the situation and ring Annette's for assistance. ... I paid for my room upon arrival. There was no one to check us out. ... It is very close to the Vatican (about 3 short blocks). It is walking distance to many other attractions. A long walk(~35minutes to the collesium).
The B&B is located next to a busy thoroughfare so there is road noise at night. I slept soundly though. mainly because I was so tired at the end of the day.

We're not used to staying in a B&B, but I was surprised to find out that we had to prepare our breakfast ourselves. I think you should let your customers know in advance! OUR room was indeed spacy,quiet and VERY CLEAN(!), but it was not nice to have (one-night-)neighbours who spend most of the night walking from their room to the bathroom -and back- while chatting and laughing. They kept me awake untill 02.30h. One more thing: it was quite a problem that there was no place to leave ourr lugging on the day we checked out: we had to leave the room before 11h am and our flight back was only at 20.30pm, an d there was no place to leave our luggage in between. We lost a lot of time finding out where to leave our things and queuing at the Railway station (left luggage). One more thing (that didn't bother us): other guests complained about the street noise in the room they stayed in (at the street-side of the appartment). ... See above (the luggage problem!). ... +: Great position, close to the Vatican but close to many things worth seeing!
-: be prepared to prepare your own breakfast (it would have been nice to find some meat in the fridge - I never eat cheese...)
-: no place to leave your luggage on the day you leave. ... Ideally situated onthe Roman map, VERY CLEAN, spacy and comfortable, but make sure to ask for the room with 'en-suite'-bathroom.

The bus to Termini takes a very long route (at least in the direction from the B&B to Termini)... we almost missed our train out of town after checkout. Please specify the expected time it takes to arrive to the B&B from Termini on the suggested route.
Otherwise, check-in was simple and uneventful. We enjoyed meeting Jean-Pierre, who gave us a contact phone number and tourist map. ... The room was large and clean. The separate, private bathroom was also clean, with new fixtures. Having an easy-to-use safe/lockbox in the room was especially reassuring. The only problem with the room was that it faced the busy street outside, which made it difficult to sleep on that first jet-lagged night. ... We already paid for the room at check-in, so we needed only leave our keys in the room upon checkout. ... Annette B&B is a great value and highly preferable to the discount hotels and hostels around Termini.
Great location! It's a 10-15 minute walk to the Vatican, Piazza Navona, Pantheon, and Popolo.
The only problem is getting to and from Termini is a bit of a trial... the next time I would use the Metro and walk the extra few minutes.
... Comfortable, clean, great location. Overall a great value for a Roman hotel. The well-stocked common breakfast room is a good place to meet other travelers... we enjoyed meeting a couple from Holland who were staying at Annette.
Just see if there are rooms that don't face the busy street, or bring earplugs!

the staff were there to meet us and very friendly,more like arriving at a friends place than a hotel ... great location!! Very close to the vatican city with a cool pizza restaurant a few doors down. The rooms are amazing and huge!! ... We were on our honeymoon through Europe and this was our 1st stop, we had a ball, the staff were always ready to help and organsied a taxi to the airport for us on our departure. We would definetly stay here again, We really enjoyed our stay! ... Stay there... its close to everything and a beautiful place with fantastic staff!!

We were welcomed by a representative of the company as promised. She was very professional and helpful. She even went out of her way to help orient us to Rome and how to get around with public transportation. We had lots of questions and she was patient and very supportive. She made us feel very comfortable. She earned our appreciation and deserves to be congratulated. ... The room was everthing we expected...except for one thing. There was no comfortable chair to sit in. Two armchairs in the room for us to sit down and relax after a hard day of touring Rome...would have been very welcome. ... Very good value for an apartment/B&B with a feeling of a genuine grand old Roman apartment. This arrangement was better than the three star hotel we stayed in later in our trip.

The location is great, it was an easy walk to the Vatican and to pick up a tour bus. In the evenings after dinner we all enjoyed walking around the area. In the morning, we made our own breakfast, so we could take as much or as little as we wanted. No time limits, ie. between 8-9am. Overall a great place to stay.

They even set up a driver to pick us up at the airport, which was very convenient. ... It's like having your own room in an apartment. There's even a kitchen with snacks. ... Very comfortable, conveniently located. Because the place only has 3 rooms, the staff aren't there full time, but they're available by phone if you have any questions or concerns. They're also very helpful with bus and metro lines, as well as with local eating establishments.

We were picked up at the airport and brought straight to the hotel with a minin tour of Rome by night thrown in for free on the way. ... We nearly had the whole apartment to ourselves. ... I would recommend this Bed and Breakfast. It is in a great location near Vatican, very quiet for Rome. We found it easy to get around. Nice size rooms and private bath for a good value. It is good for independant travellers who would like a nice clean room and don't need to rely on the staff to give you lots of advice and make arrangements for you. The staff speaks enough English for basic communication about the accomodation and breakfast, but not much beyond that. Better than my Italian anyway. Breakfast is self serve, very basic- packaged croissant, fruit, bread, yogurt. We just ate a yogurt and apple or banana and saved the rest of our calories for all the delicious pasta, pizza, gelato, etc. we had for lunch and dinner.

Nice and private, although noisy since it was on the ground floor on a busy street. It was more like having an apartment than a B&B - someone met us at arrival, and there was a housekeeper, but other than that we were on our own. ... No real 'check-out' - just left the key on the bed. The taxi Annette arranged to take us to the airport didn't show up, so we called the owner and he arranged for another one. ... For people who would rather 'live like an Italian' than have a hotel with a pool and workout room. Great location - within about 1/2 hour walk of all the big sites.

The arranged driver was not at the airport when we first arrived, but he appeared a few minutes later. ... The only reason I say that it was worse than described on the website was because of the traffic noise that came through the window at night. Otherwise, it was great. ... The windows are not sound-proof and the traffic noise can be disturbing. ... It was a great B&B. I really appreciated the full use of the kitchen and how well stocked it was. The rooms were clean and very comfortable. The only improvement needed here is an investment in sound-proof windows. Even with earplugs, the noise of the street traffic made sleeping a little difficult. Otherwise the B&B was very quiet.
