We had not informed the owners of our arrival time so therefore they were not there when we arrived but this was solely our fault. They arrived only 10 minutes after myself and my wife and were most apologetic. I would advise others to inform the owners of your arrival time!!

Although our room was very small as stated on the description, it was exactly as described and suited our needs as we were out all and every day of our stay. It was spotlessly clean with clean linen and towels daily.
...
The owners of the property (who did not live on site) were very very friendly. They offered us advice on travel and the best way to see the tourist sites.

This accommodation is very good position for visiting the Vatican/cistine chappel and museums. We caught the Metro to the other sites across the river. the nearest Metro station is only a couple of minutes walk from the accommodation. The directions we were sent were spot on and we found it straight away. We would not hesitate to use this accommodation again.
...
Very small room but adequate as we only used it for washing and sleeping as we were out all day. It was very clean and had an en suite bathroom which is what mattered most to us. It would be a long walk to cross the river to the tourist sites and is best positioned for visiting St Peters. We caught the Metro on visiting other sights.

All was good, only the payment methode - cash (only) on checking in was a little confusing, becouse we arrived at unknown city and didn't know where are the cash automats at nearly arial, and the receptionist was not informed, where we could find it... my suggest for you is that you should provide an option for credit card payment on checking in

The property was a little worse that on the web site :)

We were very satisfied with our accommodation on arrival. However on our 1st full day we were told to be out of the room by 10 so that it could be cleaned. The shower that morning hadn't drained properly and had overflowed on the bathroom floor - we had to use some of the extra towels to clean this up and were thus unhappy to come back after a long day out enjoying Rome to find that the bathroom hadn't been cleaned & the towels hadn't been removed. We had to hunt around the reception area to find some more toilet paper which luckily we did although we didn't really think this was appropriate. The breakfast tray had been taken from the room but the room hadn't been cleaned or tidied. Neither had the beds been made. This left an overall impression of the place being a bit scruffy and not that well managed.
I have written this to the owners already who said that the cleaner was called away on an emergency, however I think that if a place is well managed she should have reported the fact that she had to leave and someone else should have replaced her.
I also told them that other than this the only complaint we had was the breakfast where the croissants were so stale as to be inedible. We had to go to the local supermarket to buy breakfast instead.
Other than this - we had a lovely time in Rome.

The place is quite nice. It's clean and quite. The staffs were so helpful even though they bearly spoke English. Unfortunaltly, they put one more bed in the single room for us. So, we really had no space. We even can't open our luggage on the floor. However, I guessed I paid less than the normal double room.

I would recommend my friend to stay there. It's really close to Vatican meseum, metro and bus station that you can travel very easily to any tourist attraction.
Moreover, the place is clean and neighborhood is quite good.

This is my first experience with a B&B at which people are not around. I would realy enjoy having my picture taken by Whomever took the pictures of the B&B. I would look glamorous.
...
It was close to the Vatican. This was great.
The mattresses were a bit uncomfortable and lumpy. I thought it was just me but my mother voiced the same thought to me the next morning.
...
Good price for Rome.

Room clean but too small. Hot water was dangerously close to boiling. This was a B & B and therefore no reception staff as such but the lady owner was present on arrival and was extremely pleasant.

unfortunately the day we arrived they had metro strike in Rome, so we couldn't use the directions published on web-site because it involved getting a metro train. consequently it took us a long time to get to B&B, much longer than expected, that's why there was no-one there to let us in. one of the guests kindly let us in and rang the lady-owner who returned to B&B within 10 minutes, so it all went smoothly after that.

The room was very quiet and private, which was very nice. it was clean too. The shower cabin was not too clean, and we had a problem with water retaining in the shower but that was sorted by the staff during the day.
...
checking out was kind of self-service and required no staff. we were asked to leave the key on the table in the front room, which was fine.
...
i would tell my friend everything i mentioned before.
