Extremely handy for the drop off point from the airport.
However, plaque on side of building a little on the small side! ... No cereal available on one occassion, however, fresh pastries were brought to reception every morning which was a lovely treat and not mentioned on the site! The B&B felt very secure - owing to the Fort Knox style doors! ... Must mention the fresh pastries. Should really make it clear there is no dining area - people eat in their rooms. Also worth mentioning the free safe/security box available in our room. ... Deluxe B&B, spotlessly clean and very high specifications (TV, DVD players, free DVDs available, fabulous shower system)and not a trouser press in sight! Excellant location (near to Termini, located beside many bistros and restaurants).

The web site does not give the proximity to the termini justice. Its only a short walk away. Good location ... Yes the location needs to be made clear that this is within in walkeing distance of the termini. ... Good clean accomodation

The entrance was a little confusing but once we figured out we had to ring a buzzer it was great.

69 Manin was exceptionally priced and the room was comfortable for our family of 4. Having such a nice place to stay, made the hustle, bustle, and heat in Rome much more tolerable. ... The owners of 69 Manin were wonderful. Their facility was emmaculate and they went out of their way to make us feel comfortable and at home. They provided laundry service and helped us with other accommodations for our visit to another city.
I wouldn't hesitate a moment to returning to 69 Manin. ... Martina had everything ready - check-in and check-out were simple. We left Rome for other cities and returned without accommodations. Although the BB was full, Martina was able to find us a comperable priced hotel - for just one night. Same price, but the quality of the other hotel was nothing compared to 69 Manin. ... The B&B was emaculately clean, quiet, everyone spoke very good english, the A/C was individually controlled by room (This is not a typical not an amenity, but so nice when we visited them in August.) The help yourself European breakfast was perfect for us. ... We felt extremely comfortable, and we would highly recommend the B&B

we were very confident and will return! excellent to reach calm proper and clean good service ... we arrived very late 1145 p.m. counter waited for us (2 adults and 3 kids) and reserved a table in a nearby restaurant (they waited also and kept the kitchen open). very polite and an excellent advertisement. ... we checked very early out (monday morning 6 am) and the mini bar bill was still open. Our e-mail to manin stréet asking for the bill and concerning to pay was very generously answered to pay the bill when we´ll return to rome some days. - remarkable and excellent advertisement for the way to treat visitors! ... your pages need a lot time to come up fotos are a must!
... this is a real good r+b with excellent price / performance relation - a hot tip

suggest you state that you exit the station and face the piazza.manin st. is on the left corner of the terminal.we made the mistake of leaving via a side entrance. ... stress how close it is to termini and the benefits of same after a long day on your feet. ... good value, great for flight connections and local travel. downside: not good nighttime location but every rail station is the same and you wont be harassed.

We had a wonderful stay at this accommodation. The people who worked there were so helpful and friendly. The accommodation was clean and quiet, the dvd's were a great idea and the breakfast was lovely. The accommodation was so central to the termini station which was really handy as we had an elderly lady with us. Thank you for a wonderful holiday!! ... It was great having a left luggage room - it meant that we could do all that we wanted on the last day without the hassle of thinking of our bags until we had to leave. The staff were trustworthy and helpful at all times. ... Central accommodation, clean and a very relaxing stay. The staff are helpful and caring.

Needed assistance getting into my home email to secure flight information I had lost on the trip and staff was so helpful in getting a laptop and helping me connect. They also came in early the next morning to open the breakfast room as we had to catch an early train to the airport. Place was very clean and well appointed. ... Have a dvd library available to the guests. ... Do not be deceived by the area in which it is located (near Rome Termini station). Even the building in which it is located, leads you to question whether or not this place will be good. Once you reach the door and enter, you are in a clean, modern, well-run establishment.

The location was very convenient - just a few minutes walk from the Termini Station. ... The rooms were quiet, clean and very comfortable. ... A very nice, small B&B that was a good value for the money. It was very close to the train station and Metro and easy to find. Street noise was minimal, rooms were comfortable and the bathrooms were very nice, with some nice touches, such as the jetted showers. Staff was helpful and able to answer questions and make suggestions about transportation and dining. I would certainly recommend this to someone looking for something close to the Termini Station.

We arrived early as we took an overnight flight, but the hotel arranged to have our room ready by 12:00pm, and allowed us to leave our luggage with them until the room was ready. ... The location of the property was ideal for anyone traveling by train to Rome. It is very centrally located, so it was easy to walk to the major tourist attractions. ... Check out was vedry efficient. ... The sign for the B&B is quite small, so it is easy to miss the hotel at first. ... Very clean and in an ideal location for tourists. Very good restaurants within walking distance.

All facilities explained and demonstrated. Good friendly approach. A warm Italian greeting. ... Signage to the B&B could be a bit bigger. ... Very friendly, convenient, clean and warm atmosphere. Located close to all popular tourist sites and transport facilities.

The entrance to the hotel was very difficult to find. Our cab driver couldn't find the hotel! Once we arrived were made very welcome and the receptionist was very helpful, printing us off maps and giving us information. She recommended a delightful restaurant which was a 2 minute walk from the hotel - was very reasonably priced and great food! ... The only comment I would make is that the shower wasn't no where near as powerful as portrayed on the website. The jets didn't fire out with much pressure and the main forcet was blocked with limescale so you didn't get the full flow of the shower. Otherwise the bathroom and room was very clean and satisfactory. ... You should mention that the hotel isn't very easy to find, perhaps mention the shop next to it and opposite so people know what to look out for. ... Comfortable, friendly, good value for money and great location for exploring Rome!

Outside area is a bit scary, but inside is fine. ... Mention that the external image is poor -- the comfort and safety is not apparent from the external image. ... Not what you'd expect from the outside. Cost effective, nice, clean, and central.

Very welcoming (Martina) helpful & friendly. ... The facilities good but the wall's very thin so noise could be transferred easily. ... They were accommodating for a late check out as we had been out the night before. Storage/Collection for bags was not a problem as we had a later flight. ... Breakfast is self service, they have some items in a fridge located in the foyer, coffee machine, fresh croquants in the morning. ... Great location, very little street noise, rooms very clean daily. Pleasant stay !

They could use a sign outside their entrance door...it's just a non-descript door and thus a bit hard to find. The map from the website wasn't clear enough....I knew it was close to Termini train station, but the map didn't really show the precise location of their street, which is a short street. It took us asking several people for directions for us to find the street...which runs parallel to Cavour, but the map didn't show that. ... I think 100 euros is a bit high...80 would be fairer for the type of property it is. ... Convenient, a bit hard to find, very basic, but very clean.

Very good. The lift was broken but the receptionist/owner and an assistant came down and carried our bags for us. They were very helpful ... I would happily stay there again. ... The hotel was clean, comfortable and in a great location, near to Termini. The staff were very friendly and helpful.

I think that getting to the B&B was very difficult given the small street where it is located. Also, the elevator is very, very small and does not work all the time. People should be informed of this in order to figure out luggage issues. The B&B is on the 3 floor of the building, but each floor is very tall, which makes it long stairs going up. Basically, it is not streamlined to get up there with or without the elevator if you have heavy luggage ... Despite the obstacle of finding the place and getting to the 3rd floor, I think that the place is excellent and I will definitely recommend it to everyone. The staff was very helpful and willing to accommodate every request you might have. They all speak english for the most part and communication is not a burden. The actual rooms are not big, but not small either, they are very clean though. I will give a 4.5 out of 5 stars to this place and I will stay there any time I return to Rome, Italy.

I have to critizice the breakfast. There are only a credit-chip for a coffee-percolator for ONE cup for each day! And the set of cutlery is a ONEWAY set of cutlery of PLASTIK in a 'first class accommodation'!!

The breakfast was very disappointing. No fruit juice, fresh milk or savoury croissants. The quality of coffee from the machine was poor. The web site shows a very impressive breakfast tray which was misleading. ... Clean and satisfactory in a convenient location.

There was no receptionist except for the time we arrived, which had been agreed with the B&B at the time of booking. During the stay, there was no one to take calls whenever we tried to phone them from outside even during the office hours let alone in the evening. We were given only one set of keys between the two adults staying at the accommodation, and in one occasion, one of us had to go back to the hotel earlier, but without the keys, the other one could not enter the building or through the B&B door(it was during the day time). We tried to phone in several times from outside but the phone was not picked up.We rang the bell several times from downstairs but no one answered the door and we could not get in until someone else living in the same building came out through the door coincidentally. We also needed help with directions and general information in the evening but they never came out when we rang the bell at the reception table, which we found very inconvenient. The accommodation itself was nice and kept clean and the staff were nice and helpful whenever they were around however. ... We were told that there was a DVD library that the residents could use during the stay but there was no receptionist to take out one for us. Also only a limited number of films available. ... Good location as it is close to Termini Station but difficult to find as only a small name plate visible at the door to a ordinary box of flats (the B&B is located within a residential building without any large signs). Nice and clean with good facilities but no help from the staff without prior arrangement can be expected (availability of the staff even during the office hours very limited).

The bed and breakfast rooms were very nice and clean. They had a cool shower stall =). That is the only positive thing to say. Other than the nice room, there was absolutely no service. We would be lucky if we could would find somebody in the fronth. It was as if there were there from about 8 am to 2 pm. afterwards they were gone the whole time. absolutely no service. there were no phones either. the neighborhood was sort of shady, but right next to the termini. if you like a nice room w/ no service, then this would be the place to stay.

69 Manin Street is centrally located, being within walking distance of the main rail and bus station. The rooms are very modern, spotlessly clean and contained all facilities that one could require. The B&B faces on to a courtyard, thereby avoiding the noise of the busy streets, making it a quiet and peaceful place to relax and rest. The room itself was not extremely spacious, but was well laid out. The price for the room was very competitive and offers good value in comparison to other accommodations in Rome.

Excellent B&B! Clean and modern place to stay! Very clean, good housekeeping. Highly recommend! Neighborhood is not the best though. The staff was awesome! In room internet was not available, very dissappointed but I guess they're working on it. I did use the lobby internet connection so that was OK. They need to get the internet in the rooms as it is stated on the website. ... In room internet was not available, very dissappointed but I guess they're working on it. lift was not working often, rooms tended to glamourise the rooms which i think was misleading, the rooms are very small, quality of breakfast needs improvement- we had to sefl serve a cold bfast and eat on our beds which i find unhygienic and messy. ... please ensure that u tell people about the self service breakfast and that there is no jacuzzi but only a hydrodynamic shower and there is no cd player in the room...this again is misleading ... average but clean b and b,centrally located

When we arrived we were told we would have to move to another hotelfor the last night accommodation. We stated that the dates had been confirmed and as everything worked perfectly in the room we did not want to move halfway through our stay. It seemed they had a problem with overbooking. The situation took two days to sort out!! ... Very convenient to transport and within walking distance to sights. Very quiet and the shutters on the windows were great for sleeping off jetlag. Airconditioning provided a relief from the heat of the city. Rooms could be bigger, especially shower, a large person would have lots of problems getting a shower, if they dropped the soap, would not be able to pick it up within the space provided.

I arrived a bit early and needed to phone the receptionist as they were not at the hotel. This was a little unnerving and meant I had to buy a telephone card - if i had know this was the system I would have been less concerned and would probably just have waited.
